My father was a land developer of subdivisions and became very successful in the Real Estate Industry.     What factors affect the amount of commission you pay?

    Commission is established when the seller comes to an agreement and a Exclusive Right to Sell is fully executed. Now of course the agent can further reduce their commission if desired but they do not have to because they are under contract for the commission agreed upon in the Exclusive right to sell.

    Can I make the buyer pay all the closing costs?

    You can negotiate with the buyer to pay the closing costs but that depends on the market. If your home is desired by many buyers then yes if you do not have more than one buyer then it would be harder to negotiate that the buyer pays all costs. They can give concessions for pre-paids, tax prorations and closing costs but they cannot pay your down payment.
