About Anj Catalano
I came to real estate from the investment side, managing property portfolios in London, and then spent years renovating homes here in LA. So I look at a house the way an owner would, thinking about what it really needs and what it'll be worth when you sell. I'm a member of Top Agent Network, which means I often hear about homes before they come on the market. A lot of my clients are moving here from London or New York, and they stay with me because I tell them the truth about a house, even when it isn't what they want to hear.

FAQ
Figure out what you actually need before you fall for something online. Then get your financing properly sorted, a full pre-approval and not just a quick pre-qual, because in the Valley the good homes still move fast and sellers look hard at how solid your offer is. And budget for the house after you buy it. I've done enough renovations to know a quick kitchen refresh is rarely quick, so I'll walk you through what things really cost before you write an offer.
Deal with the problems before buyers find them. If you know about an old roof or tired plumbing, get it inspected and put it in your disclosures up front. I've seen an escrow fall apart over something that could have been handled before listing, and it's much harder to recover once a buyer gets nervous. Then spend money only where buyers will notice it. Paint and good lighting usually do more than a big remodel right before you sell.
A lot of my buyers are relocating, often from London or New York, so they're trying to understand LA from a distance. I moved here from London myself, so I get it. I also work with local families who are moving up or want to be near the right schools, and with sellers handling a trust or an estate. Most of my work is between $1.5M and $5M, but I'm happy to help with a first condo too.
A vacant lot in Pacific Palisades that closed in October, after the fires. It was my first land sale, and it was a lot more complicated than a normal house. There were tax rules around properties lost in a disaster to work through, the buyer's entity didn't match the paperwork at first, and there were gaps in title we had to close before escrow could finish. It took patience from everyone. But it closed, and for owners who had lost a home in the fires, getting it done properly mattered.
I started on the investment side in London, doing asset and portfolio management for a real estate investment trust. After I moved to LA in 2012 I got into renovating and flipping homes, which taught me more about houses than any spreadsheet did. Getting my license was the natural next step. I've been an agent since 2018, and I still look at every house partly through a renovator's eyes.
I have a law background from the London School of Economics, which helps a lot with contracts, disclosures and anything tricky with trusts or title. I also spent years doing hands-on renovation and flip work, so I can usually tell you roughly what a fix will cost and whether it's worth doing before you sell or after you buy.
