1. What advice would you give a buyer trying to purchase a home?
Establish a budget. The 28% Rule (Recommended Comfort Zone): Financial experts often advise that your new monthly housing payment (Principal, Interest, Taxes, and Insurance—PITI) should not exceed 28% of your gross monthly income.
Buyers also ask. What are the steps. We have a consultation with all buyers to understand their needs and give them clear and concise steps of the purchasing pathway establish open lines of communication. We even assign them to a customer care coordinator to help manage all of the steps to keep them on track for a successful closing on the home.
2. What advice would you give a seller trying to sell their home?
Make sure your and your Realtor have a clear understanding the current micro market you market you are listing in. The Market is different in all of the North Phoenix areas. What may be a hot market in Central Phoenix is not necessary good for Norterra and vice versa. Knowing the facts can put the Seller in a strong negotiating position.

4. Describe a recent transaction you are fond of. How did it go?
We recently helped two home ins Fireside at Norterra. One wanted to buy the other ones home in also in Fireside at Norterra. We tactfully negotiated for both and each ended up with the home they wanted. Our years of experience and our wonderful support staff pulled this off with out a hitch and both clients were happy with their Fireside at Norterra homes.
5. How did you get started in Real Estate?
We were selling our home in North Central Phoenix. The realtor made us feel lik just a number. Did not walk us through the process and their communication was week. We knew their must be a way to treat clients like friends and family and really dive into the why and understand their circumstances. Making sure they understand the timelines and procedure for a successful out come. So I set out to prove you can do just that. Our success has been because of taking the time to understand our clients needs; empathizing with the challenges and staying ahead on the processes so there are no unexpected surprises.
6. Do you have any special education or training that will benefit your clients?
I noticed you mention Finance and Legal. If you want All factors let me point you in a couple of directions. How long do you plan on living in the home. Is it better to Rent or to Own. What factors in your life like Job or Family may force a sale of the home with in the next 2 years. Who will be on the mortgage/deed? Do you qualify for many of the first time home buyer programs. Have you studied the micro trends for your preferred neighborhoods. Those are some of the items to think about. Hope that helps. Andrea
