Nevertheless, my experience with being represented by the aEURoedouble-headeraEUR? team of Amber and Megan Leonard so far exceeded my expectations that I feel compelled to add my home buying journey to their canon of achievement. While my wife and I were leaning toward selecting Maple Valley as our area of choice for our move from Northern California for the past few years, we only began our home search in earnest last November. We came across Amber and Megan at an open house near our neighborhood of choice: Maple Woods/Ridge. While they appeared well-versed in the particulars of this local market (we didnt know of their reputation then), we quickly became aware of the aEURoethree-punchaEUR? of unique abilities Amber delivers: encyclopedic knowledge of the market; a seemingly aEURoephotographic memoryaEUR? of houses that have been up for sale both in the past and in the present; and an analytical approach to devising a clients needs and going about meeting (and then exceeding) them. For example, at that first meeting we strove to succinctly give them an idea of the kind of house we were looking for (with a backyard aEURoespillingaEUR? into the Henrys Ridge Open Space surrounding Maple Woods/Ridge) by describing one we had seen (and which had been quickly sold) many months ago (which we between ourselves called the aEURoered-shutter houseaEUR?). After only a brief description, Ambers eyes lit up and she exclaimed aEURoedo you mean the red-shutter house?aEUR? At that point we knew we found the right representation for us! As we went through our home search process, Megan proved invaluable as our guide to the many homes for which she provided us personalized tours. Megan quickly proved not only to be well-versed in each home she showed us (often even providing insights into the features of the home not readily available from the listing), but also in providing valuable background into the neighborhoods as a whole. Equally important, even though some of the homes we were asking to see were more for aEURoeeducationalaEUR? purposes as opposed to actual prospects for purchase, Megan encouraged us to fully utilize her as a resource, and emphasized that she would always do her best to be available for us (even arranging a last-minute tour late on a weekend!) Another attribute of both Amber and Megan is their aEURoegoing the extra mileaEUR? for us when the situation called for it. There was a home we were interested in where the sellers and their broker were extremely aEURoechallengingaEUR? to deal with. Given our interest we had made an offer that was to expire that early evening, and yet we heard nothing either way. Amber and Megan aEURoestayed on callaEUR? throughout the night to assure we could respond promptly to any late response. Finally, I had heard from other people with knowledge of the real estate process that the highest value realters can offer come from those that have the aEURoepulseaEUR? of the local market, so much so that they are uniquely tuned into any off-market opportunity which may arise. I didnt quite understand the importance of this at first (nor how the Amber Bills Real Estate Group is particularly situated to provide that aEURoevalue addedaEUR? in their home turf of Maple Valley), until it hit home for us. Out of the blue Amber and Megan advised that they had just come across such an off-market opportunity. Moreover, again given Ambers aforementioned unique abilities, in addition to knowing my desire for a home whose backyard aEURoespilledaEUR? into the natural area (which this did in the most perfect way), she also remembered my desire to be able to enjoy that view from the master bedroom window when I awake! This home fit the bill in spades, and Amber and Megan masterfully walked us through the process of persuading the owners that our offer was compelling enough to take right at the offset, even though they were essentially FSBO at the time. The offer was accepted within 48 hours of our first touring the home, and we continue to be ecstatic over landing what we consider our aEURoeforever home.aEUR? I do not believe this incredibly perfect off-market opportunity could have been brought to fruition without the Amber Bills Real Estate Groups unique aEURoepulseaEUR? of the local market and masterful negotiating skills in such an unusual situation. But most importantly, I sincerely believe that our dreams would not have been realized without the sellers knowing enough about the Amber Bills Real Estate Group, and in particular as FSBO sellers knowing and trusting the integrity of Amber, to be both ethical and fair to them, while fully representing our interests. I cant recommend the Amber Bills Real Estate Group highly enough!

However, once the quarantine was put in place and with the uncertainty of everything going on, the buyers pulled out of the sale. She followed through and listened to my situation and paired us with one of her teammates Suzanne Wicker. Right away Suzanne was able to understand what we liked and didn?t. We were moving from California last minute, with all of our kids plus pets and were contingent with the sale of our property there. Suzanne made a point to be in contact with my agent in California to help expedite the process by being fully in the loop in the event we found a home right away in Washington. We were living temporarily in a rental when we finally came up. I noticed with Suzanne that she doesn?t just throw you into the MLS system. She?s a personal shopper not wasting your time showing you properties that would be eliminated. Being new to Washington State I heavily relied on Suzanne?s guidance and expertise. She goes through each new house that comes on the market and only shows you what she knows will work. She is also extremely knowledgable on homes. She can spot a problem in seconds and knows all the tiny details of homes. It?s very obvious she?s being doing this a long time. Suzanne was on top of sending us listings and even took us out to see properties that we weren?t 100% sure on. She always made herself readily available regardless if it was ?the one? or not. We were her number one priority. We closed escrow on our property in California and were thrilled as luck would have it our dream home came on the market. Not only did Suzanne get us in to see it immediately, she also negotiated an amazing deal for us. She also was readily available through the escrow process and attended my inspection which helped me so much because I had all of my children in my care. She also helped me to figure out who all of my utilities were through and sent me vendor recommendations that gave us great rates due to the Amber Bills Group. If I didn?t have Suzanne as my agent I would have never found this home or had as smooth of a transition as I did moving to Washington. ZillowVERIFIED Our house was on the market for over two months before we called Amber and her team, they came in and offered a few suggestions and to stage the home with their items. Our house sold within 6 days of them listing the house. We could not have asked for any more communications and support than what we had from Amber and the team. They were always available to take our calls and to stop by the house.

Our house was under contract in 4 days!! I can't thank them all enough for the extra services they provided since we were moving out of state, (removed the trampoline, arranged for a housecleaner, provided furnace service company for a great price). They are the best and everyone should use them.
