Not only did she help me sell my condo which was a huge hurtle (please see other review I posted of her), but she helped and supported me in my search for a house. I had a very specific criteria: no HOA, backyard for my dog, preferrable townhome, and $20k in seller credits), and boy did she deliver. It was a rollercoaster ride and at times I felt discouraged because the process was overwhelming and stressful, but she ALWAYS took the time to listen to me. The first house we went into escrow with was the perfect townhome for me. No HOA, backyard, seller accepted $25k in seller credits, townhome, and it had a huge green way behind the backyard which was incredible. Once we were in contract, everything went smoothly until the inspection. The inspection revealed that the roof had less than a year of life left which would probably affect the appraisal. The seller was not willing to replace the roof, so my dream home fell out of escrow. Although I should mention that Amanda had a roofing contact (she has so many contacts!) come out and give me a quote just to get an idea of what this would cost aEUR" Amanda knows knowledge is power when negotiating. Amanda and I looked at several other places, but they either had an HOA or the houses were in bad shape. Amanda and I did make an offer on another townhome that had been on the market for four months, but the sellers countered by significantly raising the price. This was a big disappointment, but it also didnt meet all the criteria (it had an HOA) so this was a blessing in disguise. Amanda jumped on a call with me and just asked for my thoughts about how I was feeling. I was ready to give up on buying a home, but I shared with her my ideal home and kept referring to all the wonderful characteristics the first townhome we were in contract with. She listened, and listened, and listened. Her response was, aEURoeit sounds like your heart is really set on the first townhome. Lets give the seller our final offer and see what happens.aEUR? And so, we did. The seller had replaced the roof and had no other offers since we last spoke to him. He was ready to sell and could tell that I really loved this home. The seller accepted our final offer (although he added a couple thousand which really didnt affect the price) and gave me $20k in seller credits. There couldnt have been a better outcome and it was all because of Amanda and her great interpersonal communication and strategy skills. Since we were almost done with escrow the first time around, continuing escrow only took a week, and I was moved in the following week. Wow! I am so grateful for Amanda and how shes nurtured her own industry contacts to be a part a powerhouse team ready to tackle any obstacle. I highly recommend working with Amanda because shes knowledgeable about the housing market and what to look for when touring a home, transparent and trustworthy, honest and operates in good-faith, and willing to go the extra mile to lend a helping hand. Amanda Bennett (and real estate agents alike) deserve to have the communitys money recycled into her pockets because she operates in such a high integrity of good faith.
