ReviewIn my many years of experience in this real estate industry, Ive never encountered a buyer (or any authorized representative) who is required to pick up the key in the Listing Agents office, especially when the office is not local. Nor this aEURoespecial requirementaEUR? is communicated ahead of time so some accommodation can be arranged. We got this aEURoerequirementaEUR? right before the closing of escrow, surprisingly! And it was stated like aEURoethis is our policy and our work hour is 9 to 5aEUR?. Does this sound like a government office? I understood that this is an out-of-town transaction for the listing team. It will be easier for THEM. I requested different options, such as delivering the keys to the property, the escrow office, or somewhere close to the property. They just ignored and insisted that its their policy and they need to strictly follow it (Did they disclose this to the property owner when they tried to get the business?). I sent a couple of texts, and emails to Alex (Lead and Listing Agent from Rain Maker Real Estate) to raise the issue but I was completely ignored either. It was a horrible experience. This causes a 1-day delay in keys delivery to the new owner, after the Close of Escrow. Deals will pass, but the experience will last, especially if its a bad experience. It goes beyond the transaction. What I saw here is, is a bit of entitlement, cut corners, or lack of professionalism, if nothing else. I had been expecting a bit more from this team. To customers, make sure to ask if they have other aEURoepoliciesaEUR? that are only in their favor. It is better to know it early than later. LOL

Review We had a complex real estate situation aEUR" two adjacent properties, with quite a bit of land, one lot potentially dividable, in a very desirable Silicon Valley location. That meant that there were multiple categories of potential buyers aEUR" that created a tricky question of how to position the sale. We interviewed 3 realtors and chose Alex, despite his not being the cheapest, and not having the aEURoefanciestaEUR? presentation. We were selling the houses as is, so there were some of Alexs teams services we didnt use. But we needed a competent, savvy, responsive realtor team. Alex provided that and more. He personally has a great balance of taking his business seriously while having a good sense of humor. He was a great advisor aEUR" recommending, but not forcing his opinion. And a great partner as a negotiator. As another reviewer mentioned, he has a very aEURoehumanaEUR? quality, and I'm willing to bet that the buyers felt as well treated by him as we did. I would certainly use his services again, for buying or selling.

Review My husband and I have been looking for houses for over a year, due to two main reasons: a) I'm very picky at choosing our first home; b) we are desperately saving each of our paycheck to be able to buy our dream house. The initial search in the first few months wasn't that great. We initially interviewed a few agents in this area and narrowed down to one that is very experienced. However, she has very strong opinion and tried really hard to push us to buy early in a different city what we weren't considering. We eventually had to give up working with her and start looking for a new agent. We found Alex online and Alex introduced us to Kevin. We love the fact that he listens to us very well. We sat down together to go through our priority list and analyzed the neighborhoods that fit our needs and budget. We are very happy that he respects what we want and was willing to explore any possibility that fits our list. We subscribed to the service that Alex and Kevin provided us. We were able to put in very detailed information on our like and dislikes and we received the most updated information on all houses that fits our interests. Kevin is also very through with inspectional report and paper works. Every time we found a property that we like, he met with us at the property, gave a tour and answered any question we might have. He helps us to request disclosure in a really fast manner, and is always available when we have any question. He always helps us running marketing analysis and provided good comp and suggestions before we make offers. Whats more important, he helps us make winning bidding strategies. Kevin is very professional and patient. We once put down one offer on a house with a huge price reduction. The seller gave us a very fair price counter offer. However, since the house is very close to a fire station, we changed our mind at the last minute and decided not to accept the counter offer even though it was very tempting. Kevin showed great professionalism and proved his priority was to help us get the ideal home that we'll love and won't feel regret. We had some discussion and adjusted our priorities after this. This was the first offer we made, and we definitely learnt a lot about ourselves and Kevin. Then we finally found our dream home! Our whole family were very excited but also worried that we won't be able to win it given our budget. Luckily we are with the BEST agent! Kevin maintains great relationship with many agents in the area, which makes the communication and negotiation very smooth. He's very experienced with multiple offer situations and he would prepare us and let us know his strategy ahead of time. He tried his best to get us more information on other bidders' price and the seller's expectation. In this kind of situation, things could change every minute, he always keeps us informed on the offer due day, while he tries his best to figure out the lowest price that could help us win. Eventually, the seller accepted our offer even though we are not the highest! Kevin helped us to get into contact with 2 loan agents initially. Right before we made an offer for our home, he found another loan agent from a different bank who gave very low rate and connected us immediately. We were able to get the lowest interest rate with a very limited time frame. We really appreciated his continuous effort towards each step of the buying process. The loan agents that Kevin prefer to work with are also very professional and trustworthy. The whole loan process was very fast and painless. We are very happy with the price we paid for our dream home. A week later, there was an identical home down the street sold at a price thats 150K higher than ours! If you're also looking to buy a house in the highly competitive South Bay area, we strongly recommend Kevin as your agent because hes the BEST!

Review What makes a good real estate agent? Listening to what youre looking for (instead of telling you what you should buy), working hard to represent your interests, and using their experience/connections to help you win in competitive situations. In our experience with Alex Wang and Kevin Lu in buying our first house, they delivered on this and more. They definitely made a difference on the house we eventually bought. There was a lot of interest in the house. We wanted to make an offer but had reservations about possible structural issues. Kevin took our concerns seriously (some other agents may have dismissed them out of hand) and arranged our own specialized inspection on very short notice. As a result we were able to make a non-contingent, competitive offer without worrying too much about unforeseen and expensive repairs down the road. On offer day, they were very persistent in asking the sellers agent about the level of competition (10+ offers). It definitely helped that the sellers agent preferred to work with Alex and Kevin because theyve worked together before. Even though our initial offer was not the highest, we were given a chance to counter and eventually got our offer accepted. During the initial consultation and when we toured homes together, Alex and Kevin listened carefully to our likes/dislikes, and suggested ways to improve on the things we didnt like. They put themselves in our shoes and didnt try to influence us with their personal preferences, which we appreciated. Kevin and Alex always put our interests first even when it meant more work for them. For example we wrote a low offer on a house that's been on the market for a while. Even though it had a small chance of succeeding, Kevin happily presented our offer in person and saw it as an opportunity to start a negotiation. In such a competitive market everything moves quickly. Kevin and Alex were very responsive and got everything done on time aEUR" getting disclosures, scheduling second viewings, putting offers together, presenting offers aEUR" even though they have a busy schedule. In terms of working style, we did most of the initial filtering of houses and visited open houses ourselves. If were especially interested in a house, then we tour it a second time with Kevin and/or Alex. We looked through all the disclosures ourselves. The value that Alex and Kevin bring is not so much the initial legwork, but in their reputation and in their extra effort to gain an edge during negotiation. In all we wrote 3 offers and closed on our (first) house after 2.5 months of working with Alex and Kevin. Id say that was pretty efficient in this crazy sellers market! We highly recommend Kevin and Alex.

Review I would give Alex and his team 6+ stars if possible. I was under pressure buying a home under a very tight time frame, but when I started the whole process, I didn't have anything prepared, luckily I found Alex. Alex and his team are super responsive. they quickly scheduled our first meeting after I called them, and that meeting was on Sunday. They answer my questions very quickly and always keep me updated if there is anything needs to be taken care of. Alex and his team are extremely professional and knowledgable. As a first time buyer, I have very limited knowledge on how to buy a home, especially in such a competitive market. Alex and his team scheduled a workshop for me and explained all the key things that I need to know when buying a home. They always provide me with detailed information whenever I have questions and they also gave me a lot of tips I never thought about. The mortgage agent they introduced to me did a fantastic job to nail down the loan, I got a very low interest rate and awesome loan credit, and it only took 20 days for closing! Alex and his team are exceptionally good at negotiation. They help me come up with different competitive offers and they present my offer in person! I'm not sure how many agents would do that, but based on all my friends' experience they're the only one does that. The most amazing thing is that they helped me beat all my competitors with much lower offer price! One of the competitor offered $20k more than I did but my offer got accepted! Yes, they'er that magical. Alex and his team use advanced technologies to give their clients wonderful experience during the process. As you all know, there are tons of documents that require you to sign and then send back to your agent, which is a pain for most of us . But Alex and his team make it very easy by using digital signing system, you can read, sign and submit documents all on your finger tips. You may not believe, I signed up most of the documentation when I was on vacation! Alex and his team care about their clients. They treat me as their friend, they think about things for me, they care about my feelings and they give suggestions to me as if they're the one buying home. I feel very comfortable during the entire process, everything was smooth like butter. All in all, I cannot imagine how a real estate expert can be better than Alex and his team.

Review I absolutely cannot more strongly recommend Alex as your real estate agent. My wife and I always felt that we were given first class service and we have introduced him to all our friends who have been looking for a real estate agent. Especially in the area where we live where real estate is so hot, an agent who has an intimate knowledge of the area gives a huge leg up on the competition. Alex gave us a step-by-step detailed walkthrough of how bids works, spending much more time than can be reasonably expected. He would contact us about houses that he thought met our criteria and be proactive in setting up appointments for private viewings. All these things should be expected at a minimum for any real estate agent of a high caliber. But what really makes Alex head and shoulders above any agent is that he has a moral fiber and integrity that is rarely (never?) seen in the real estate industry. We had no doubt that he had our best interests in mind, and would be more than willing to find us the right home at the right price even if it meant that he didn't get as much commission cause he didn't push a higher priced house we didn't like as much. Go with Alex, we guarantee you will NOT be disappointed!

Review Alex is a caring and passionate about his clients. My wife and I feel very comfortable with Alex. In our first meeting, he interviewed us and diligently scribbled our answers on his notepad. On every answer, he smiles and asks further exploring questions. He knows everything about real estate and has the network of contacts for anything that needs to get done. As an example, we were adamant about using a personal friend as our financial broker. However, when it was time to put the contract on the table with financial terms, our broker was delaying the negotiations. Alex recommended another broker and the deal was put together that night. Review We were first time home buyers in a crazy market, and Alex and his team helped us through it all seamlessly. Throughout the entire process they were incredibly responsive and friendly. During the search, Alex wasn't pushy and gave us space to explore on our own. He made sure to check in every week via e-mail (sometimes via video chat) usually with a few listings that he though might be worth looking at and took note of things we liked/didn't like. He also ran a "mini-workshop" so that we could understand the process of placing a bid on a house. When we found a house we liked, Alex jumped into negotiation mode, collecting any information he could to gain the upper hand. He monitored the competition closely and was able to give a spot on recommendation on what we should bid. It worked, we won on our first try! Even after, Alex worked hard to negotiate anything he could off the price of the house. We were very satisfied with the various people Alex referred us to as well (e.g. mortgage banker, inspectors, insurance agent). All of these people were top-notch and helped us through the process with ease. Of course, it doesn't stop there. Alex maintains a community among all his clients by hosting social events throughout the year. He makes sure to check in on us from time to time. He truly cares for his clients and wants to ensure they are happy, and it shows.

Any issues we have, all we had to do was call/contact him and he would respond quickly and try to resolve any problems we had. Review I have rated Alex "5 Stars" for all topics because he really did perform at this level. We worked with Alex for over one year before our Palo Alto house was listed. Over this time, he was invaluable in developing a strategy outlining the proper and appropriate steps that turned our house from a "diamond in the rough" to a "ready to move in" property. In the early stages of our relationship, he often gave us input that seem contrary to our wishes. However, over time, his diplomatic skills in working with us enabled us to better understand the local market. As our relationship grew, right through the closing of the sale, he continued to exhibit a great balance of Diplomacy/Negotiation skills. His real-time negotiation skills dealing with multiple offers resulted in a quick closing at a selling price that we were very happy with.

Review We really enjoyed working with Alex and we highly recommend him because of his quick response time, depth of knowledge regarding the business and local region, and how he operates with integrity. We were referred to Alex by friends from church (Alex sold one friend's home and helped another buy a home). We visited an open house on Sunday and contacted Alex's office that afternoon. He met with us on Monday to introduce himself and walk us through the process as first-time home buyers. It was kind of a two-way interview and by the end we felt confident to sign exclusively with him. Alex helped us to strategize our offer, which he hand delivered on Thursday and was accepted from several other bids. Our friends have used other realtors that gave them a percentage of their commission as a rebate or used Redfin realtors and each of them have regrets because their realtor overlooked an important aspect that cost them money or caused other problems. Alex didn't give us any cash back, but he did such an excellent job in helping us to buy the home we wanted at the price we wanted and his staff ensured that everything was processed correctly the first time and quickly that we feel like it was the best decision and would highly recommend him to others.

Review Alex helped me understand the offer process in depth. I felt that he was level-headed and analytical. I wanted someone who could do a dispassionate analysis of any house I was considering making an offer on, with an understanding that there would be other houses available. I felt he did that. Some other realtors I've interacted with seem more driven by a desire to make a sale, or cannot give me a cost-benefit analysis backed by numbers. Alex's ability to talk numbers was refreshing. After I bought the house, I wanted to do some repair work and also some construction. He came along to help me make some decisions about the work, which was invaluable because he brought expertise I lacked (e.g., knowledge of what flooring materials are good in what situations, what materials will coordinate well, what floor plans are natural vs. unnatural).

Review We interviewed several real estate agents when we started our home search, but when we met Alex Wang, we knew that he was the right fit. Alex personally knew many of the agents that worked in Mountain View, which was where we we ended up buying our place. This gave him a huge advantage. Being on the winning end of a multiple-offer scenario is so much more likely when Alex has a solid relationship with the selling agent. Alex never pressured us at all and we felt like he was always helping us to discover exactly what we wanted and what we were looking for, which we really appreciated. Alex has a great emphasis on communication which makes all the difference when you get into the hectic offer-placing process. Alex takes great care in personally presenting offers for his clients to the selling agent. One of Alex's greatest strengths is negotiating. If you really want a place, Alex has a way of finding out exactly what your offer needs to have to secure it, which is critical in the current multiple-offer environment and which says a lot about his relationships with other agents. We've been living in our new home for three years now and we couldn't be happier with our decision on the home and of working with Alex. We felt like we had an all-star cast working for us and that has made the potentially nerve-wracking home-buying experience a very pleasant and smooth one for us.

After preparing the marketing plan and testing the waters we listed the house at a reasonably aggressive price, more than what several other realtors had estimated. Alex worked his connections aggressively and fielded eight proposals, most of which exceeded the asking price, and we sold the property for 20% over the asking price. Alex was such a pleasure to work with from start to finish. I recommend Alex with enreserved enthusiasm.

Afterwards I confirmed with the agency representing the seller that they selected our bid partly because they knew and had done previous transactions with Alex. Early on Alex and his team were engaged and available to help us through the process of house hunting and getting all the financials organized. Even after the purchase Alex followed up to ensure everything was okay. Review I was positively dazzled with Alex's "team" set-up. He is the one with whom I work, but behind the scenes, Alex has folks who handle getting the technical/administrative stuff ready, accurately and quickly. It could be something as simple as changing Search criteria to something complicated relating to offer paperwork. Because of this, he is personally able to handle all his clients in his busy "practice." No one can replace him for his knowledge and expertise, and in order to have time to provide top notch service personally (which he does), he has top notch support behind him. He has a strong working relationship with a Wells Fargo banker, but when we had a complicated transaction Wells couldn't handle, he referred us to someone else who could! Wow! His particular area of excellence, in my opinion, is how close he has always been in guiding as to what kind of offer is needed to get a home. Mind you, when I didn't take his advice, I didn't get the house! We have closed 2 purchase transactions with Alex, and know we will do a 3rd in the future.

Review Alex was an amazing ally in our quest to purchase our first home. He was warm, professional, knowledgeable, strategic, and confident. With the extremely competitive purchasing environment in the Bay Area, I was sure we would have to go through the bidding process multiple times in order for our offer to be accepted. With Alex, we got the first home on which we bid. A remarkable accomplishment in the current climate. He advised us on how to present our financials, studied the comps with us, and recommended a reasonable (but competitive) price. At one point it looked like we would lose out to an all-cash offer going $70K over our offer, but Alex had seen other similar situations and assured us to hold our ground and not bid higher. The all-cash buyer pulled out the next morning and we got the home. This is more than a house to us...it is a home where we are now raising our young family.

Review Alex does the single most important thing that a RE agent can do -- he wins the deal when it counts. I don't care about anything else other than winning when it matters. After a long and agonizing process (too many people as part of the "buying committee"... through which he was very patient) we found THE ONE and told him to go get it. He hadn't heard that level of conviction from us before so when he heard it this time he went out and won the house for us, within the range he said we would need to bid to win it.
