Most importantly. Were all permits pulled and approved by a county inspector?

I highly recommend you have a realtor no matter where you are buying. They have all the know how about negotiating, making/what to offer, and a GOOD buyers agent will be there to guide/advise you the entire process until your closing day. As a lender, I believe a good agent is as important as your lender. That makes for an incredible team.

Legislation changed in August of 2024, which requires a Buyer Representation Agreement between you and your agent. There are options as to who can/will pay the buyer agent compensation. That is why the agreement is necessary so all of this can be determined upfront.

Step 1: The preapproval process and the preapproval letter are first always. Your realtor and the sellers will want to see the preapproval letter before Step 2: Finding your dream home and making an offer on the home.
