You could say something like: I'm really proud of you for getting your license, that's a huge accomplishment. For this sale, we've decided to work with an agent who has more experience in the market, ensuring we position the home correctly and maximize our results. After the conversation I would give her a hug and support her in any other way to help grow her real estate business.

Those “we buy houses for cash” postcards aren’t always scams — but they’re not always what they appear to be either. One of my recent listing clients received a similar postcard. When I reached out to the company on their behalf, the actual offer ended up being significantly lower than what was implied. Some investors will purchase homes as-is, which can be a great option depending on your situation. Just make sure to do your due diligence, compare your options, and fully understand the terms before moving forward. I hope this information was helpful!
