No you don't, normally. But there may be some boards or brokers that want to force you to sign. Tell them the August 17, 2024 Buyer Representative Agreement change didn't change for attendance at an open house. No BRA needed.

That can be tricky. Make sure the information used to market your home is accurate. Think about the potential buyer's as your family, would want them misled? No you wouldn't. Regardless of who writes the marketing, make it accurate.

I would be surprised if you offended your Realtor. But, If she has never been interviewed by clients before, either she hasn't done much business, or she has only dealt with family members, IMHO.

Yes, a seller needs to sign a listing contract/agreement. In the contract will certainly discuss commission for the listing side. Depending on where you are, it may also include what buyer broker compensation you will want to provide. However, the buyer broker side compensation will not show on the MLS.

You are only required to pay what you agree to. That being said, the law changed very little. Only added documents and time to the transaction. Sellers in my area still pay the buyer broker compensation.

You certainly can do "this" yourself. I can pull your tooth, but it may hurt a whole lot more by the time I finish. Think major pain! Kind of like "this". I do "this" everyday, that is why Doctors, Attorneys, Teachers, Electricians, Plumbers, and yes even Dentists call me to sell their home. I have all the tools needed. I know all the documents and what needs to be on them, and just as importantly what does NOT need to be on them. And not to mention the huge advantage I have in marketing real estate.

It depends on what the buyer's contract says. However, most Buyer Representation Agreements state that any home you purchase within a specified time period, you pay the buyer broker compensation agreed to in the agreement.
