We are still seeing a lot of flippers in Colorado Springs and Pueblo CO. I recommend looking into these areas. I work with several investment groups and investors in these areas. Ultimately the spread is what matters so market research in different areas is important.

Typically commission is determined during the initial listing period and documented in the listing agreement. Once that agreement is singed, the commission rate is set and cannot change. If changes happen down the road, based on any circumstance, an amendment to the initial listing agreement will need to be signed. In short, commission rates should not be able to change. If they do, you will have to sign a form to update the listing agreement. Hope that helps!

Yes, make sure to have it all in writing and documented. Email works well. Be specific, what was promised that is not being fulfilled? Review your listing terms regarding cancellation and refer to that in the email. Depending on the response from the agent, you might need to contact the agents broker but I would recommend starting with just your agent before escalating. Good luck!
