Hey Trudy! Local to the Shoals area just outside of Huntsville, and have several Agent partners in that area. With spring being in full bloom and the summer heat starting to kick in exterior curb appeal is a must! We’ve seen a huge increase in drive-by and sign calls, so getting your house show ready from the outside is as crucial as ever. Also, exterior projects tend to have the highest return on investment in terms of offer and Client feedback. When somebody walks up to the home and is already in love they are significantly more likely to walk in and be able to look over cosmetic items that might need updating. Wishing you the best in your home selling journey, if you need anything or have more specific questions feel free to reach out anytime!

Hey Sean! I always say that the Listing strategy depends on the individual person and their priorities. I do feel like the shadow market is a real thing here in the Shoals as well as Huntsville. A lot of people were holding out waiting for interest rates to drop. When inventory spikes all at the same time we see what we’re seeing now which is a shift towards a buyers market instead of a sellers market. However, partnering with an agent and a team that has proven skill set even in a less than ideal market is going to be crucial. Our office customizes marketing strategy tailored to each house and person.I would love to chat more and if you have any questions feel free to reach out to The Matt Golley Team at Fernhill Realty.

Hey Nathan! I’m a previous paralegal and have tons of experience in helping clients sell and buy while navigating probate. The probate process is stressful at times and can make selling or buying a home feel overwhelming. As long as your attorney has prepared the proper forms, including a petition for sale of real property, and the judge has signed off on this then you are able to move forward with selling the property. It’s important to partner with somebody that has exposure to the probate process so that you don’t get a false green light multiple times in a row. Partnering with somebody that has proven sales record working with estates, as well as great relationships across town with the courthouse, title company, closing company, and other agents is going to be crucial. Wishing you the best - the Matt golley team and fernhill realty here in the shoals are always here if you need us!
