How do I know an offer isn't a scam?

Also depends if it's upgraded. If it's a full upgrade then if you are being offered anything less then something along line of your community or area comps, then it is a scam. On the other hand If it does need work, $25K for example, in repairs, to bring it up to 100% upgraded, then they will automatically take the estimated repairs off of the top of the After Repair Value, ARV and offer you enough where they can earn a good profit from the repair and sale. Technically you don't have to fix anything on your home. If you sell it "As is" and sell to an investor, then usually they'll just have an inspection to check the roof, ac, plumbing and water heater. It'll just effect your final sale price. If you want top dollar, then fix repairs prior to sale and the inspector may have a list as well. It's yours and it's up to you, but like anything else for sale, the way it looks will draw more or less $$. I can get you an agent here in FL as well in your area. Good luck! Have a great day!

Do sellers always pay commission to agents?

In the case of fsbo, no. Commissions are always negotiable. It really comes down to protection, efficiency of the entire transaction. An agent protects you in all ways, legally and in negotiations. Most wouldn't go into court and represent themselves. Wouldn't go well. That's the same here. If you are a fsbo, you don't have to pay anyone a commission, but will it sell, and will it sell at top dollar? Will you get sued? If you are selling as an FSBO and you don't deal with buyer agents, then you are taking 1/2 of your potential buyers and offers. Could really effect the bottom line. I've given up .25, .5% and $1500 on my commissions to make it work on both sides. Take are and good luck!

Like Spirit's answer as well as Anna's, but don't like anything to do with Zillow or their Zestimate. It's BS and doesn't amount to much. Very inaccurate. Along with the fact that once they make their big move, they'll try and push most of us agents out.

Safety and bring propertly done and inspected. Upon selling said home, you will be forced to tear down or have the area fully approved and inspected.
