Your agent’s responsibility is always to protect your interests as the seller. If a buyer is unrepresented, your agent can communicate with them and facilitate the transaction while continuing to represent you. If the buyer asks your agent to represent both sides, that becomes dual agency, which requires disclosure and consent. Either way, your agent should clearly explain their role and make sure your interests remain protected throughout the transaction. As a Long Island, NY RE broker, I am happy to explain this in more detail. You need to develop a set of questions to ask your agent so you can understand their representation fully.
