Being a rental community does not preclude it from being a desirable location to own but your concerns are valid . We should research precious communities this investment firm has and review its development and condition . Pride in ownership it’s important and also some rental communities can be very well maintained . Some are not . Let’s investigate this investment firm first.

Yes, if the home is priced to a point that will easily appraise and you can afford it , then my suggestion is to move ahead in buying it . Nice homes appreciate by being nice homes. Fixers appreciate by putting time money effort and a certain level of frustration into them . Both appreciate but equity is gained with the fixer faster of course . Unless you want to live in a remodel project and be the home improvement person , but the nicest hime you can afford .

Absolutely make this a priority for your home inspector to check . Make sure the home has the high speeds you are needing and in the inspection of your electric system being up to date with a fairly recent L+I tag on it ensuring it has been properly inspected and approved by the county . Having a back up generator system in the home for electric outages is another thing to consider . Make sure you get good cell service as well .

It is more attractive a a buyer at this juncture in time (April’s 2026) for a lower price point than a rate point but down because it is not clear what rates will be doing in the next year . If you are serious about getting your home sold , compete in the market with an attractive sale price . Some buyers are cash too .

Your buyer will have to complete this legal step no matter who he spends his cash with . Agitation to sign a simple form of required legal paperwork is a red flag item .

It’s leaned to a buyers market which means the attractive price will sell . If you want to sell at a premium price point your will be sitting DOM a while. Cash buyers are out looking for value otherwise

Using a qualified escrow service and hiring a real estate or probate attorney to answer your questions or service your case would be best . Real estate brokers can not answer legal questions with authority . That being said , there are a lot of moving parts to coveting property in probate depending on the state your insp an attorney will be well worth your cost . Hire an attorney for 2 hours and record his answers to all your questions . If title read each is need , title insurance company will come in handy .

Yes , a licensed real estate broker in WA can be used as a consultant and they can facilitate paperwork and connection with escrow co. The agent will be paid as agreed at closing through their brokerage .

I never recommending waiving appraisal . The market prices have shifted enough in the past year that you want to know this will appraise for what you’re paying . Also the inspection report is too old to be relied on for purchase . In this market where buyers seem to have the leverage , waiving contingencies designed to protect a buyer is not prudent .

I would recommend not spending additional money and effort on staging the hime in a hot, urban market . Your price attractiveness far outweighs surface marketing attractiveness

You should try to price your sale as accurately as possible right out of the gate . Drastic price reduction never attract the best outcomes . That being said , it is safe to say that price adjustments should be made based on how many showings have occurred or how many offers have been made . If a property has experienced little or no attention in 14 to 21day increments the price adjustments should be considered strongly .
