I would suggest you take a tour of some local open houses that you would consider to be "competition" and see how they present themselves to the market. You could also tour some homes with your listing agent that stack up against yours to get ideas on what buyer's are seeing and what they are buying first hand. From there with your agent you can put together a list of improvements and a pricing strategy. Good luck!

I would talk to a few local property managers and see what you property could rent for in today's market. Once you get that number and the fees for property management, you can make a better decision if it is even financially viable.

You are going to have to disclose it, which will lead to more questions. Best to nip it in the bud and call the local building department who has jurisdiction and find out. Usually most of them will work with you. Also, call you local real estate agent of choice, they might have insight as well. Good luck!
