How long does mortgage pre-approval last?

Jenny, yes I would get a new one, with changes in rates and lender requirements may have changed from last fall. Who knows you might qualify for more or get better terms. I am a Florida Realtor and my preferred lender recommended getting a seller credit as well to buy down the rate and that is something we were not doing last fall.

What should my downpayment be?

Ezekial, 20% down is more for conventional loans. There are other programs out there such as VA, FHA, USDA that are much lower downpayment requirements. I am in Florida, but there are also different programs that help with down payment assistance here. I would reach out to a local Realtor and speak to them about preferred local lenders to get all your options.

Takira, when it comes to real estate documents, I always recommend keeping them, if something ever comes up you have the documents and are not trying to get ahold of someone else that may have the files.

Toby, definitely check with the local Realtor to get you in touch with a lender they recommend and have worked with for US citizens. I know different country have different lending requirements.

Do all homes need sump pumps?

Joan, so a couple questions you need to ask. Does the area where you are at flood? Has the home ever flooded before? Plus, check with your insurance company to see what kind of sump pump coverage they have. Some insurance companies will have specific locations where the sump pumps need to be and what they cover.

Are solar panels worth the investment?

Mark, I am an agent out of Florida, and my first advice is to check with your insurance company first. Here some of the insurance companies will not insure solar roofs. But for your question, it depends on the type of solar panels you put on or if you go all out with a Tesla roof? How long you are going to keep the home after you put the panels on? This may help if the cost savings in worth it. As to the value, it really depends on your market. I would recommend you speak to a local agent who carries the "Green Designation" to help you. I would be happy to refer one to you up there.

Where are you buying in Florida? I am in the Englewood/Sarasota area. We do not have sales tax on purchases of homes. We do have Documentary Stamp Tax, Intangible Tax, buyer pays for Owners Title Policy mostly. Plus of course you have your property taxes. Feel free to reach out to me.
