Look at the possible net in both cases. Even in a cash sale you may end up with repair requests or requested reductions in the price during the inspection period. Overall the net is also likley to be higher with an agent, but it may take a bit more time and a bit more work. The agent however is there to help with that work and minimize your stress. Marketing it yourself also opens you up to alot of people calling, these could be agents looking to list, wholesalers looking to get it under contract for cheap and sell the contract for a profit, low ballers, dishonest people and more among your serious buyers. If nothing else you should talk to an agent, maybe get a market analysis and see what your home has the potential to do. They may already know someone looking for exactly what you have, leading to a traditional transaction even before worrying about being on market. You never know. Best of luck in any case!
