The right time really has to do when it is right for you. Assuming you are buying another home to replace the one you have, the equity you have in you current home will transfer to you new home. What is important about this? If you are wondering if you should wait to sell because your current home may appreciate then you must understand that the next home you are buying will also appreciate. So, you make time the market on your sell and get an extra $20,000….BUT…. When you go to buy, the new home also appreciates by $20,000 or more so you never really gained any equity. Of course if you are selling any buying then this could be different. Make sure priority number one is ‘what you will accomplish buy selling’… what are the emotional gaines from the sale? Like, downsizing, upsizing, job relocation? Take bit the emotional and the financial gaines into consideration.

The short answer is YES…as long as it is fully disclosed and you agree. That being said, there are a few things I recommend if the listing agent has the buyer 1. Always have the agent do a CMA and show you all the recent sales and active listings. 2. Understand what the average square foot price is for each home sold in the past 6 months. 3. Look at the pictures of each of the sold homes to compare features and benefits. 4. Have an attorney review the stipulations of the agreement to make sure it protects you. This is common yet there are a few things you can do to get more comfortable with the situation. We do this often in the Myrtle Beach real estate market.
