This is a loaded question! Every home, every market and every circumstance is different so you want to find an experienced agent that has excellent negotiation skills and experience to guide you with an offer that will be accepted, without insulting the seller. It can be a fine line.

Hello! Wire fraud has been an ongoing concern. The main thing is that you want to get the wire instructuions sent to you in a secure format (like a secure portal) NOT via email or text, and then your bank should also CALL the title company to verify the information again directly over the phone. If you feel safer just do the certified check!

Every market is different but for the most part, I would say no, dont wait. More inventory means more choices and more opportunity for buyers to be choosy and come in lower on the price!

This really depends on the specific location of the home but I would say if you are happy with the price and not having to deal with showings, accept it. (I will say that I would consider the "terms" of the offer as well. Is it cash, or financing? Desirable closing date etc?) We are seeing "hot" areas go into multiple offers so there is always a good chance you would/ will get more on the open market but sometimes its worth it to get the process over quickly.
