You may not need a loan or a flipper. Start with a structural engineer’s inspection and get two or three bids from foundation repair companies, so you’re working with real numbers instead of guesses. If you can afford it, make the repairs before you list. A fixed foundation with a transferable warranty opens your home to far more buyers and loan types. If you can’t afford it up front, you can still list on the open market. Disclose the structural report and the bids, then schedule the repair once you have an accepted offer. Many foundation repair companies will wait to be paid at closing, straight out of your sale proceeds, so the work gets done without you taking on a loan. Buyers also tend to feel much better about a known problem with a plan and a price attached than about an unknown one. Happy to walk through the numbers for your Overland Park home if that would help. Chad Green | Long Real Estate, Real Broker (785) 341-3361 | [email protected] chadgreenkc.com
