During our conversation, Eva was very professional, very respectful of our preferences, friendly and had an outstanding knowledge of the real estate market which was important. We signed her up right away. As soon as we had the listing agreement signed, her team moved very quickly and had all the necessary inspections, picture-taking, sign in front of the house, lock box, etc. scheduled and done in less than a week. ZillowVERIFIED I know there are a million realtors to choose from and I really wanted someone who was going to work hard for me to get us the most money for our home. After hearing advertisements for Ron and Eva Cedillo on Kat County, talking to Eva on the phone, and meeting her in person, I really thought they would be the best. Our experience has left us with nothing remotely similar to the positive feedback on the radio.I will give Eva the benefit of the doubt that this listing came at the beginning of Covid-19 and many things were out of their control and not their fault. I don't blame them for any of that. But it's like everything that could go wrong for us did. We were living in the home while trying to sell it. We made sure the home was mostly empty and pristine before we ever talked to a realtor. Eva seemed impressed and said we would have offers no problem, we just needed to choose the right one to move forward with. She boasted about their communication and checklists to make sure nothing slipped through the cracks. From day 1, we had nothing but problems. To start, I think Eva has the best interest of her clients in mind, but has dug herself so deep into a hole by trying to take on as much as possible that she has assistants do everything for her...and it's usually wrong. I would only reach out to Eva and her response was always "I was in a meeting" or "I'm driving right now and can have my assistant do it" or something similar. Our initial contract to list with them had the commission wrong and I believe a few other things. I didn't want to sign something wrong and was told the next day that her assistant had prepared it wrong. I asked for a mock breakdown of costs several times & was told no problem, but never received 1.From then on, we were told we would have 2 hours notice before showings, but realtors showed up with 5 or 30mins notice, even at 7pm when I was in the middle of cooking dinner; we had 2 kids and 2 dogs at home who had to be removed for every showing due to Covid, and it was very stressful never knowing when someone would show up.Following the trend of never having enough notice, the appraiser showed up at our door unannounced. Eva told me she wanted to be there when the appraiser came. I called her frantically, and of course she was in a meeting. The guy was only there a couple of minutes and told my husband the report would be back by Tuesday....I believe this was on a Thursday. On Saturday, the buyers requested some repairs be done and Eva said we would wait to respond to the repairs until after we got the appraisal back. Sun-Thurs came and went and I start to panic because I don't want the buyers to think we aren't responding for a whole week. Eva assures me that that would be unprofessional and they have been in contact with them. I was never updated on anything. Then Friday comes and Eva is in a panic because the appraisal finally came back and it was 25k lower than our listed price and offer. She scrambles to appeal, says she totally disagrees, and ultimately fails. We were so done with this that we decided waiting another 30 days to try to get a more fair appraisal wasn't worth the stress, so we lost 25k that we desperately needed and thought we had. Not Eva's fault, but all part of this wonderful experience.It doesn't end there. We sign our final paperwork and several things are wrong; commission was listed wrong (again), we were charged for things Eva said they would cover - the roof inspection and home warranty for the buyers. I was told by the notary I had to sign and could talk to them about it later. Eva wasn't there because well, Covid right. Ultimately the paperwork was all fixed. Eva told me they would cover the cost of the house cleaning.Our house was supposed to close June 29th, which was a Monday. The notary said her paperwork was dated July 2nd. Starting around Thursday the week before our close, I started asking what day we needed to be out. The only response was we would have Monday, possibly longer. I had work to do at my job and we were also trying to secure a place to stay. It was very important for me to know. Monday came and went, no word. I had asked at least 3 times at this point when we needed to be out. Tuesday morning I was at work and I got a message about something unrelated from her assistant. I asked when we had to be out again and she said the buyers got the keys at 6 TODAY and included a smiley face. I quickly let her know that this was not ok. They were giving us a 7 hour eviction notice? I had to leave work in a rush, and we had to work our butts off all day to empty the last of our belongings from the home. I sent them screenshots of all the times I asked when I needed to be out with no response, and they just asked how they could help. It took us until 8pm to empty the house and the new owners (with a Uhaul) & their agent showed up and asked what was taking so long. I guess they had more notice than us. So much for the free cleaning.

ZillowVERIFIED Based on overwhelming positive reviews I enlisted Eva and her team to list and sell my sister's home in Tracy March '19. The house sold in 10 days at slightly over asking price with multiple offers. Being out of town, Eva and her staff including Christina in the office and Rui who does the maintenance work helped guide me through the process of updating and making the necessary repairs for listing. Their referrals for painters, flooring, windows and gutter cleaning were all professional and reasonable, and Rui was always there when needed. The paperwork flowed flawlessly through Eva and Christina and was as smooth as a transaction could be on every level. On top of that her commission was more than reasonable (I doubt anyone reputable would be less) and Eva even helped with the cleaning cost. What other realtor would do that? If you want straight shooters and a seamless transaction you can't go wrong with Homebuyer's Realty, either selling, like myself or buying. I'd give them 6 stars if I could.

We moved out of state when the house went on the market and they took care of everything. The one thing that all the people looking at our house was the front lawn was alittle dead. Eva and Ron paid for new sod to be put down so the house would sell faster. It took a long time in closing but not there fault. It starts with Eva's experience as an agent, her recommendations for repairs/upgrades to pricing are more than I could have asked for. The overall professional experience of Eva and the office staff are exemplary, everyone from Stephanie, Christine and Debbie. Everyone was very sensitive to our family's needs and understood that clearing my mother's home after her death would be an emotional and long involved process. Because of my personal physical limitations they acted on my behalf in assisting needed maintenance of the property. ZillowVERIFIED My husband and I were recommended to Ron and Eva Cedillo by our brothers who both used them to buy their homes. We immediately were given a call back to discuss what our wish list was, budget, and area we wanted to buy in and Ron did the rest. Since we had an FHA loan; we figured we would be a bit limited on our search. Surprisingly we received emails on potential homes regularly and anytime we wanted to view a house, Ron was on it! He worked around our busy schedules and met with us on Saturday's and Sunday's since that was the only time my husband and I both had off. If we found a home that didn't show up on his email, Ron would look into the listing and tell us a little more about the house (i.e. Foreclosure, short sale, previous rental). After we found a house we liked, we made our offer and Ron was very helpful in explaining how to process worked. Anytime I freaked out about something along the way, Ron was there to calmly explain how it worked. He was tremendous at calming my worries, which were frequent, since I was also 6 months pregnant at the time. I don't think most realtors would take the time to help answer the numerous questions I had every time. Ron was truly invaluable to us finding our home and we would recommend him to anyone looking to move into the Central Valley.
