Thoroughly interview agents and ask specifically what they're going to do to market your home. Ask about experience, negotiation skills, and what they recommend you do to improve the look of your home. Finally, ask about the latest market data in your specific neighborhood, and pricing strategies that the Realtor recommends for selling your home.

Was able to recently help a former client of mine sell their home who was moving out of town. The home sold in less than a week, and after negotiations, they accepted an offer $19,000 over asking price. I was also able to find them an experienced agent in their new city that they were very happy with. A great success story all around and a very happy client:-)
