1. What advice would you give a buyer trying to purchase a home?
Currently there are more buyers than sellers, so buyers must be very aggressive to get a house under contract. This means a buyer will need to offer at or above list price and in many cases have the cash available to pay above the appraised price of the house. This is because other buyers are doing this which bids the price of the house up.
Work with an agent that will spend the time and money to market for you. We will target a neighborhood a buyer wants to live in and send a mailer to everyone in the neighborhood asking if they would like to sell with no listing or showings etc. We will also market on social media for potential houses to purchase.
Every buyer must understand aggressive offers, like non refundable earnest money - no appraisal condition (you can still get the house appraised) - no inspection condition (you can still inspect the house) and so on. These aggressive moves add a little risk which must be understood, but they can get your offer accepted.
2. What advice would you give a seller trying to sell their home?
Don't be afraid to talk with your agent about your needs even if they seem a little excessive. Currently, there are more buyers than sellers in the Wasatch Front area. This means most sellers control things like showings, type and and amount of offer they want (this highest offer is sometimes not the best offer depending on the seller), moving options (stay in your house after closing for a short time) and more. The biggest concern for many sellers right now is the volume of buyers that want to see the house and managing the showings determined by what a seller wants. Communicate your needs in context of the offers you receive.
3. What types of clients have you worked with?
Actually every client is a little different. Some home sellers want a very fast sale even if it means not getting the absolute highest price, and some clients want the highest price no matter how long it takes, and some people are in the middle. Some people have homes to sell that are in some sort of distress like the house needs a lot of repairs or foreclosure.
4. Describe a recent transaction you are fond of. How did it go?
I am fond of all of my clients. However, sometimes there are challenges with a transaction. What do we do in these situations? We buckle down and get any issue resolved quickly to get the transaction closed.
