Mike and the entire Wolgin team are awesome. He was quick to meet with us, to learn about what made our house special, had a solid marketing plan and got it listed quickly for us. Any questions we had were answered almost immediately, and any contractors he suggested were great. His photographer was the best! The house sold on the first day, with back to back showings and multiple interested buyers. He got us through the process smoothly and without any issues. We listed our home with Mike in October 2025. Over roughly five months, the property was shown around 25 times but did not receive a single offer. During that period the list price moved from $850,000 down to $839,000, and in hindsight I believe the initial pricing was set higher than the market supported, which contributed to the home sitting without traction. Looking back, the real problem was our lot/yard and we don't feel we were properly advised and guided about the seriousness of the vulnerability our lot caused in the process. Had we been properly advised by someone deemed an expert on the neighborhood, perhaps we would have properly adjusted the price to compensate for both the lot and the dropping market conditions and would have not taken such a large loss. Ultimately, we made the difficult decision to change agents. After relisting with a new agent at a more market-aligned price, we received an offer and closed successfully. My honest takeaway is that the early pricing strategy didn't match what buyers in our area were willing to pay, and the months on market had a real cost for us. I want to be fair: Mike was professional in our interactions. But for us, the results during his listing period didn't meet our needs, and the pricing approach is the main reason. I'd encourage sellers to have candid, data-driven conversations about pricing up front before committing.
