We listed our home with a different realtor in November 2015. In the 120 days in the market we had 3 showings, two open houses (with zero activity), reduced the price twice trying to generate interest. We decided to try a new realtor after 120 days and no ideas from the other realtor other than to wait. It was shon on MLS, Zillow etc. just getting no activity. We interviewed 4 new agents and decided to go with Andy at 11 am on a Friday. He gave us a short list of things to do, promised to be back by 1pm with listing paperwork and to take pictures. All of that was completed by 2pm. The new listing was up online by 4pm. We had two showings the next day, and two above-asking offers by 6pm on Saturday - 26 hours after changing to Andy. We closed 45 days later, all smooth, no hitches, no delays. His office was fabulous to work with and kept us in the loop with the process the entire way. It matters who you use when listing your home. The pictures they take for the listing matter. The manner they arrange showings matter. The exposure they have with on-line sites matter. The way they coordinate with other agents matter. We followed Andys suggestions - hes the expert. Why wouldnt we do what he suggested?! (Nothing major, simple things that made a huge difference - a brighter lightbulb in laundry room, move dog dish bowls for picture, remove all towels for picture, etc). It was such a joy to have such a quick turn around working with Andy. There are a lot of homes out there. Who you use to list can be the difference between your house getting sold quickly or not. With great emphasis, we highly recommend Andy Waterman!
