We called the Ferzoco group two summers ago with a question about a property. We had pulled a sheet from a box in Cape May Point. Colleen Johnston was the agent who returned our call. We were not seriously looking at that time but for two years she sent us listings and occasionally texted me to ask if we were interested in scheduling an appointment. Finally, on Thursday May 2, 2019, she texted at the right moment. My husband had seen a listing for a piece of shore property in Villas and was set on seeing it, so I said yes. She sent us a number of other listings in the Villas area, including the one he had his eye on, and suggested we choose 5 or 6. We made an appointment for Sunday morning, May 5. It was a cold and rainy day. Colleen met us at the first property. She is very positive and personable and we immediately felt comfortable with her. She was extremely helpful in discussing the pros and cons of that particular property and of purchasing waterfront property in general. We went on to the second listing, the house we eventually purchased. We fell in love with it right away. Again, she was very knowledgeable about the property. We sat down with her at the dining room table, as we did in each subsequent house we were at all interested in, and talked through our questions. We asked for some research on the shore lot which she provided by the next day, but by that time we knew we were going to make an offer on the second property we saw. We took her advice about how much to offer and got an almost immediate counter-offer which we were comfortable with. She was also able to get a second refrigerator and washer/dryer thrown in. She had a lawyer do a "drawn contract" when she became aware that other brokers had appointments set for the following weekend. By May 8 we had a fully executed contract and a recommendation from Colleen for a mortgage company that turned out to be a joy to work with as well. From that point on , we dealt primarily with Mary McKenna, the Closing Coordinator. We didn't meet her in person until the walk-through which both of them conducted. Mary equally cheerful and was always immediately responsive via email or phone when any questions came up, She was able to negotiate a credit to deal with some issues that came up during the inspection. It was a pleasure to go to the closing with our team from Ferzoco. I would recommend them to any prospective buyer unequivocally
