I used Dave Sobolik to sell my property in East Vancouver and was extremely impressed with the job he did. His marketing was outstanding. Before the listing even went live, Dave created significant exposure through social media and advertising, which I believe contributed to an incredible turnout at our open house. By the end of that day, I had two offers over asking price, with a third offer coming in shortly afterward. The buyers I ultimately considered were also represented by Dave. He was completely transparent about the dual representation from the beginning. Having never been in that situation before, I found it challenging at times because I naturally viewed Dave as my realtor and wanted him advocating solely for my interests. There were moments when it felt as though I was negotiating with my own realtor. While everything worked out well, I would personally choose separate representation in the future simply because of the complexities involved when one agent represents both sides. That said, I have tremendous respect for Dave and the way he handled the transaction. He worked incredibly hard and did an excellent job representing both parties. My only complaint is that he may have done a little too good of a job for the buyers! Overall, I am 100% happy with Dave and would absolutely recommend him to family, friends, and clients. He is professional, hardworking, an excellent marketer, and someone I would confidently refer to anyone looking for a realtor.
