      Niki was great. She represented us selling our home and purchasing a new one. A life changing event (twins) was spurring us to sell our home and move into a larger home fast. She started showing us homes even before our home was listed so we had an idea what to expect. She also helped us get our home ready to list. We needed some repairs done, as all older homes do. She recommended a contractor who was both licensed and reasonably priced. She also brought over staging items and hired a professional photographer for the listing (at no additional expense to us). When looking at homes in the area that we wanted to be in, many were 20+ years older and were going to need a lot of work soon. Since our last home was a fixer upper, we didn?t want to be doing projects every weekend with a 3 year old and twin infants in tow. We decided on new construction. While we are versed in the buying and selling homes we were both novices to new construction. While we had an idea that when you see the sign that says starting from this number, the price is usually much higher. Apparently refrigerators, washers and dryers don?t come with new construction because they?re considered personal property. Grass is also usually only included for the front yard. Builders generally only offer seller concessions if you use their preferred lender and settlement company. We weren?t going to do that since I could get a better rate for cheaper. Even so, Niki persisted with negotiations. Not only did she get the builder to offer us a credit for appliances, but also was able to have them include sod AND irrigation in the backyard. Sod and irrigation are probably things that you haven?t priced out a whole lot on a daily basis, but all these things equated to over $10,000. Further in the process, we found that the builder made a mistake and installed carpet on the stairs instead of hardwood per the plans. Nothing in the contract specifically stated it, but we were told verbally. A couple weeks before closing while packing, I found the plans that we were given stating it was to be hardwood. With that in hand, she was able to negotiate further. It was too far along to change it out, but they offered a credit substantial enough for a subcontractor to repair it after closing. Our home was under contract in less than 2 weeks and we did a back to back closing, selling our home and then closing on the new construction. Our transaction was quite smooth. Niki is a great advocate for her clients, is supportive, a good communicator and caring going the extra mile by dedicating time and really listing to the clients wants and needs to ensure the experience is the best possible. We would happily recommend Niki to anyone!
