We moved to Kerrville from the Houston area and were completely new to the area. We met Josh and within the first conversation we knew we could trust him. We told him our whole story, what we were trying to do and why, and he took it from there. He was straight to the point the entire time. When a house was wrong for us he said so, and he gave us the real history on places he had dealt with before. When it came to price he told us what he actually thought the value was instead of pushing us to spend more. He spoke frankly to me about the things I needed to be spoken to frankly about, and I respect that more than anything. He also just plain worked. He stayed on the listing agent, caught errors in their paperwork and corrected them himself, and when testing turned up a water issue on the well he got it written into the contract as the seller's responsibility instead of letting it ride on us. We were buying from five hours away while selling our other house, so my wife handled showings without me, and Josh met her at the gate every time so she could follow him in. He answered texts at all hours, weekends included, and never once made me feel like I was bothering him. Our closing was an estate sale with out of state sellers and it got complicated. He stayed on top of the title company every day and kept us in the loop the whole way. The best part is he did not disappear after closing. He is still who I text when I need a landscaper, a garage door company, or an answer about the area. He guided us like a true friend would. Now he actually is one.
