As a long-time resident of Lake Mills, Kathy has an expert knowledge of real estate markets throughout Jefferson County as well as how those markets interact with broader economic conditions. We worked with Kathy for over a year looking at houses in Lake Mills and Cambridge.The market varied widely over the last two years and throughout that process Kathy remained a step ahead. In late 2021 and early 2022 properties were receiving multiple offers 10% - 15% above asking price and going under contract in 2-3 days. We made an offer on two different properties in that time. Our offer on both properties was above the asking price. In both cases, Kathy correctly predicted that the seller would receive an offer even higher than ours but reiterated that we should not offer more than we're comfortable offering. With rising interest rates through mid 2022 the market turned. Houses were on the market for 1-2 weeks or more. We found one that accepted a full price offer (not 10% - 15% more than asking). When we made the offer, Kathy agreed it would likely be accepted and we could feel comfortable that we had not overextended. Through the closing process, Kathy provided numerous references for inspectors and helped as a go-between with the title company, our mortgage lender, and the seller's agent. She did a final pre-close walk through on our behalf and has provided references for contractors that can help us do work in the house now that it is finally ours. In all, Kathy's greatest strength is her market knowledge and in real estate, that knowledge is nearly everything.
