If you need to find a home, Sandy is the best. We relocated to the area from Atlanta, GA. Her market and realty expertise of the area were invaluable as we were searching for a home during the toughest of times (during the peak of the first COVID spike in early 2020). Sandy was extremely responsive and always willing to go above and beyond the extra mile, providing her time and candid opinion of properties and neighborhoods. During our search, the inventory was very low. This did not stop Sandy as she was very resourceful and deeply connected to the community and market. Having bought many homes in the past and despite using top realty apps to search for homes, even we needed the help of someone like Sandy who is in the business for a long time to find homes as soon as it hits the market. Furthermore, she was able to get us into homes and preview home inventories that were not yet listed in the market. The home that we ended up purchasing was a multiple offer situation (over 12 offers), after the first day of being listed in the market. We put in our bid and even though we ended up not being the top monetary offer, we were able to win the house during the bidding process due to Sandys expertise in contract negotiations and being highly organized and detail oriented. We truly believe we were lucky enough to win the bid to our perfect home all because of Sandys wonderful people skills and realty expertise that really won over the seller and sellers agents. Even during the contract negotiations phase, she was very thorough in reading every piece of fine print and provided great strategic guidance on the best path forward. We are lucky to find Kim to represent us on our recent home purchase in Summit, NJ. She is very knowledgeable and familiar with Summit and the neighboring towns. We started our house hunting from New Providence, NJ and Kim happened to be the listing agent of the first house we saw. She then became our agent and had accompanied with us for nearly half a year until we bought our dream house. Kim is very responsible and reliable as a buyer agent. Whenever a new listing come out, she usually previews the house and gives both positive and negative feedback so we can determine if we want to see it. Kim is the most knowledgeable and talented realtor we have ever worked with. Our house sat empty for a time because we were selling to a builder who eventually was driven out of business and our contract was nullified. We began getting desperate financially. When we first put our house on the market, we most definitely hired a very under qualified realtor so the house sat empty longer. When we contracted Kim, she suggested some cosmetic changes and a couple of improvements. She very quickly found a temporary solution to our financial dilemma. She uncovered a request for a long-term lease in which we engaged immediately. When the house went back on the market, Covid hit the second week it was listed. Kim did not give up on continuing to find creative ways to market the home including showing it online. Kim was positive, encouraging, extremely knowledgeable and very pleasant to work with. When Covid lightened up, in just three showings, we had three very interested parties ready to move as soon as our tenants moved out. Kim was an excellent negotiator and we sold quickly to a buyer who wanted to close in 30 days. There is no doubt in our minds that it was Kims effort that got our house sold so quickly. Her negotiation skills are excellent as well! You cannot find a better realtor then Kim Cannon!
