All I can say looking back in hindsight and appreciation on that first transaction is Kim got us the best sale price! Although the house was newer construction, it was by train tracks making it a tougher sale for the price we hoped to get. Not only that but we had to time the closing on our sale to work with the closing on our CA purchase and somehow Kim helped us make all that happen smoothly. From the beginning, she gave us valuable advice from selecting the right paint colors to advising us NOT to replace the kitchen cabinets which saved us more than $20K. We were expecting our house sale to be a quick one but because of a lawsuit with a neighbor, it dragged out for 6 months. Emotionally, it was a roller coaster ride for us because we had two buyers come and go, but Kim was always calm and collected. We were so pleased at how aEURoeextraaEUR? Kim and her team members, Sally and Sandy, were. Their promotional materials were well-written. They generated a lot of interest and traffic at the open houses. They were responsive and highly communicative which gave us great comfort that we were in good hands. They guided us on how and when to work with the city, the inspectors and the contractors. There were times when Kim had to deliver an unpopular opinion (like when she thought we should price our house lower than what the other agents suggested). I had no knowledge in handling an estate, managing a property, or conducting a real estate transaction. During that time, I met Kim Cannon (actually through a Zillow search). Our house sat empty for a time because we were selling to a builder who eventually was driven out of business and our contract was nullified. We began getting desperate financially. When we first put our house on the market, we most definitely hired a very under qualified realtor so the house sat empty longer. When we contracted Kim, she suggested some cosmetic changes and a couple of improvements. She very quickly found a temporary solution to our financial dilemma. She uncovered a request for a long-term lease in which we engaged immediately. When the house went back on the market, Covid hit the second week it was listed. Kim did not give up on continuing to find creative ways to market the home including showing it online. Kim was positive, encouraging, extremely knowledgeable and very pleasant to work with. When Covid lightened up, in just three showings, we had three very interested parties ready to move as soon as our tenants moved out. Kim was an excellent negotiator and we sold quickly to a buyer who wanted to close in 30 days. There is no doubt in our minds that it was Kims effort that got our house sold so quickly. In making the transition to hire an agent I interviewed several quality professionals. Kim Cannon and Anne Quinn work together, so they had knowledge and contacts in 2 markets (Summit area and Basking Ridge). Kim and Anne were very professional in their presentation. I liked the team approach and access to two really good markets. They didnt oversell, nor did they make promises they couldnt keep. They outlined a process and marketing strategy they would execute to sell the house. Bottom line: they did everything they said they would and the house was under contract to a great buyer within a month.If youve sold a home you know theres still a long way to go after youre under contract. Kim and Anne were great right through to closing. Inspections, negotiating repairs, being available for contractors and township onsite, coordinating with attorneys, providing good guidance...... there was never an issue and every facet of their involvement was a positive experience. They always accommodated us and made our life easy. We closed on the specified date with no issues.To sum up, I would retain Kim and Anne again without thinking twice. We were looking for market expertise and leadership in selling our Mothers house. And thats exactly what we got.Kim and Debbie are without question the best Real Estate agents Ive ever worked with (this was my 7th real estate transaction)From our first meeting through Closing, Kim and her team produced at every turn. They suggested a strategy to sell the house; we had a contract within two weeks and closed less than two months later. Of course, there were lots of details to handle, i.e., closing out open permits, dealing with an oil tank remediation requirement, etc. At every turn, Kim and her team produced perfectly.In some cases, the team simply took care of the problem and kept me informed. In the case of the oil tank remediation, they already had a proposal from an excellent and trusted supplier at the time I was informed of the issue.Consistently taking the initiative made it possible to close quickly and without delay.
