We can't say enough about Dennis Lue Yat. Every time I found a home that interested me on line, Dennis responded within minutes. Amazing!! We felt comfortable with him immediately. He understood what we were looking for, and in what area. Dennis also knew since we were snow birds, our stay here in Florida was coming to an end, and we'd be heading back to NY. He kept in touch with us the entire time we were in NY, arranging virtual tours of homes he knew we would love. What a help. It didn't take long to sell our house in NY, so we headed back to Florida just three months later. This is the amazing part..... He found a home for us while we were on the road driving down, and as soon as we got to Florida, we went to see the house. It was love at first sight, and we walked out saying we wanted it. To our surprise, Dennis said to us..."I knew you would love it, so I took the liberty of writing up the contracts and they are in the car." We went back into the house, they accepted our offer, and the rest is history. We couldn't be happier. He coordinated our inspection, and made us feel extremely comfortable with the entire home buying process. If you are looking for an excellent real estate agent, who by the way, has a wife that works very closely with him, so between the both of them, you couldn't be in better hands.

Dennis and company went above and beyond during my home search. I was looking for a second home in a golf course community in Florida and was fortunate to find Dennis. Over the course of over two years, Dennis sent over 500 properties that met my requirements, visited over 30 homes including virtual tours, bid on three homes and finally landed a house that worked perfectly. Additionally, Dennis advised a lower bid which was actually accepted, set up the inspection, lined up insurance, recommended vendors, got the seller to fix everything including a credit for roof repair (Dennis roofer wound up fixing the roof for about half the price). I never saw the home until after closing and Dennis handled all the HOA, POA and closing logistics. Before finding this home, we were under contact in August 2022 for another home and Dennis read the fine print of the contract, found an error in the listing, and got me out the contract. Throughout the process, Dennis and team were incredibly responsive and proved to be experts in the market and industry. I could not recommend Dennis and team more.

We have been very pleased working with Dennis, he made sure that we felt comfortable with the home we were buying. He was always available to answer any questions we had, and it didnt matter day or night he pick up the phone, Were from out of town in IL. so whenever we say Dennis were coming to Town, can you meet up with us? He would say send me your flight information, and how long are you going to be in town for? and he would meet up with us, no matter what coast we were headed to he would help us anyway he could. Dennis made us feel like were the only client he had. Weve been dealing with him since 2019, and we finally bought a Home from him at Babcock Ranch in Punta Gorda fl. Every buyer should have a Realtor Like Dennis, who is patient, very knowledgeable, and extremely courteous. He made buying a home very simple.
