We were initially excited about working with Michael to sell my elderly mothers condominium, as his colorful brochures refer to him as the "Condo King", and he had experience with the area where her property was located. Although he was fairly responsive to our questions throughout the process, his obvious disregard for her best interest and lack of knowledge regarding important laws were some of the reasons why our opinion of him progressively soured. It appeared his main goal was to list the property for the lowest amount possible to earn a quick commission and move on to the next client. Even after we showed him that several reputable websites had valued the property for a higher amount, he insisted that listing it that high would be unsuccessful. Fortunately, we chose not to follow his advice, listed it for the price we felt was appropriate and sold it for an amount higher than the list price he had suggested. Another example of poor advice we received from him was when he instructed us to replace the smoke detectors, stating that they did not comply with the law. After reviewing this law, we quickly discovered he didnt have a correct understanding of it, as it didnt say what he claimed it said. We educated him on the law and why the smoke detectors were in compliance and were able to avoid another unnecessary expense by not following his guidance. One of the few times we did follow his advice resulted in a needless expense to expedite documents to meet a closing date that was ultimately pushed out further regardless. Additionally, we had to send him multiple requests on different occasions to correct photographs he took of the property before those corrections were implemented. Something else that bothered us was that he chose to take more than half of the 6% commission we agreed to pay, versus splitting it evenly with the buyers agent. We felt this was not only greedy and unfair but feared it had the potential to discourage some agents from working with him. We will not hire him again and would caution others before considering him as your Realtor.
