I have purchased numerous properties over the years and have never had a transaction handled this poorly. I was a cash buyer, had already deposited earnest money, and the title company was actively working on the transaction. The issue ultimately came down to proof of funds, something that could have been resolved with a simple phone call, text message, or clear follow-up from Michael Kiter. Instead, there was no meaningful effort to contact me and ensure the issue was addressed before the contract expired. A five-minute conversation could have saved the entire transaction. I fully understand contracts contain deadlines, but good agents communicate proactively when a deal is at risk. In this case, I felt more like a file being processed than a client whose transaction mattered. After buying many properties over the years, this is one of the most frustrating real estate experiences I've had. The lack of communication, customer service, and professionalism from Michael Kiter was extremely disappointing. I would not recommend Michael Kiter or this agency based on my experience.

I truly cannot imagine a better real estate agent to work with than Shanann Bragg. We moved in from out of the area and she really took the time to understand what we were after, but also helped us really make sure that was what we wanted. Once we found the right house, she navigated the negotiations masterfully. We only won the house because of the communication she had with the seller agent. She helped save us money in the offer and concessions. Shanann is the perfect balance of being a strong negotiator paired with grace and confidence. And then after the sale, she has helped us connect us with a wonderful contractor for some remodel work. This is who you want on your team!
