IsaBell K. Horsley Real Estate, Ltd.

After having my house on the market for almost a year with a different realty company, Shelly and Andrea had it sold in a month! This dynamic duo is simply amazing! They listened, they evaluated, they suggested and then they staged the house - professionally! The pictures were terrific, their online presence smart and comprehensive and their leadership through the selling process could not have been better. If you want to sell - or buy a house in the Northern Neck - look no further than Shelley and Andrea.

Shelley Ritter and Andrea Holt were absolutely outstanding and worked together as a seamless team throughout the entire process of selling our Irvington, Virginia home. Their knowledge of the market, strategic guidance, and constant communication made what could have been a stressful experience feel smooth and well-managed. Not once, but twice, they helped us navigate multiple-offer situations with confidence and clarity. They explained our options clearly, advocated for our best interests, and handled every detail with professionalism and care. We always felt informed, supported, and confident that we were in the best possible hands. Shelley and Andrea truly go above and beyond for their clients, and the results speak for themselves. We couldnt be happier with the outcome and highly recommend them to anyone looking to sell their home.

Shelly and Andrea were absolutely the right realtors to work with in the selling of our beautiful waterfront property. From day 1, they were willing to do whatever it took to beautify and publicize it. They made really good suggestions for repairs which was important to us since we moved 2 hours away from the property and needed to rely on their knowledge and expertise with contractors, etc. They were incredibly helpful and despite a couple of false starts, we were able to settle early this month with minimal anxiety. LOL If you're in the market for an amazing team of realtors to get YOUR property sold, we couldn't recommend them more highly. They are the best, we love them and are so grateful to them!

Worked with on two different properties, highly recommend, always available when needed, and the staging they do for each was great. Pricing was above what i initially thought it would be, and reccomendations on professionals to fix the issues from contract to closing were well received.

We have worked with Shelley twice - once in 2022 as the buyers and most recently in November 2025 as the buyers. We can't say enough nice things about Shelley. She's so great! We had wonderful experiences working with her both times. Shelley is kind, professional, patient, hard-working, and dedicated. She is very giving of her time and has extensive knowledge of the buying and selling process. We will always use Shelley for any of our real estate transactions and highly recommend her to others!
