I have used Ellwood Reid for several transactions over the years. Ellwood found me tenants for my home in Bowie, MD when I was trying to rent it out. He found me tenants for a short term lease, just 6 months, because their house had burned down and they just needed a place to stay until it was rebuilt. What Ellwood turned me onto was the fact that short term lease can command a much higher rent than a regular 1 year or longer lease. So Elwood found me a lease where I was paid around $2800 for a house that I had been trying to rent for $2000. That was a pretty exciting break through. Ellwood also counseled me to get a large security deposit. This was brilliant advice. The tenants had pets and small children and there was some "use" to the carpets, walls, etc... when the lease was up. A Kool-Aid spill or two here, some wax from a candle on the rug, marks on the walls from pets and fingers. The whole place needed to be steam cleaned and painted. No problem, I had enough money to cover it and Ellwood helped me find reliable contractors to do it. What could have been a serious problem was no problem at all because Ellwood had advised me properly. Do you want to take the risk of renting? Yes I did. Okay, if you want to do that would you like this short term lease but at a substantially higher rent payment? Sure, Ill try that, that sounds good. Okay, I recommend you get a larger security deposit because you have a very nice house and if anything happens to it you want to be protected. Good idea Ellwood, glad you thought of that. He was on point at every turn. When that lease was up Ellwood advised me to sell. This was at the height of the housing bubble. He sold that house for me for $417,000. That house today, some 5 years later, is probably selling for only $350,000. That was the last piece of brilliant advice by Ellwood. He said, put in a new kitchen and put it on the market. I did and I was glad I did. I got a great price and in a short period of time. I would use Ellwood again in a heartbeat. In fact, I did. When i was living over seas Ellwood handled the property management of my home in College Park. These types of rentals can be challenging, dealing with college students who may not be responsible or their parents who may be far out of town. Who did I trust enough to handle it? Mr. Reed of course. Ellwood knows a lot about finding people home's, selling people's homes, minimizing risk, property management, etc... I can't say enough about the guy. As a small business owner myself I am extremely picky about the service I receive and the way I am handled. I demand professionalism at every turn and that is what Elwood delivers. I highly recommend his services.
