Selling a home from out of state (Texas) while juggling with a newborn and difficult tenants felt like a nightmare. Significant lack of oversight and representation! I am sharing my experience working with Laxmi on a home sale in the South Bay. I hired Laxmi to manage and sell my property, but I ended up handling much of the oversight myself. While I was commuting a significant distance to prepare the home, she was rarely present and did not attend the Open House, instead sending a junior coordinator. There were serious issues with vendor oversight. Cleaners she recommended left large dark stains on the carpetsaEUR"something I only discovered after seeing them in the professional 3D tour that had already been posted online. This should have been caught before marketing the property. Instead, my family and I had to rent equipment and clean the carpets ourselves until 2 a.m. to make the home presentable. Her pricing and negotiation guidance also raised concerns. She recommended a nearly six-figure price reduction before the home even hit the market. Even after we already conceded to a price that was $20,000 lower than our target, we were pushed to provide an additional $5,000 credit to the buyer just to remove contingencies. This was despite the home already being priced below comparable properties in the community. The only time she met in person was after closingaEUR"to collect payment for staging. During that meeting, she spent considerable time discouraging me from posting a negative review and suggested that doing so could affect her willingness to assist with any future issues. Based on my experience, I would encourage other sellers to consider whether they are prepared to handle the property management and oversight themselves before hiring her.
