When my husband and I decided to start searching for a new home, we knew it was vital to find an amazing agent to help us in the tough Bay Area market. After all, we were looking for a modest home in a great neighborhood at the right place -- just like everyone else! So while we had an inkling that the right agent would make all the difference in our house search, we had no idea how true that would end up being when we found Bob & Kat.From the very first point of contact, we were impressed with them. Bob set up a phone call with us a mere hours after I reached out, and they were just as professional, honest, and charming when we met in person a few days later. Plus, you can't beat two agents for the price of one!While both Bob & Kat were available and responsive practically at all hours of the day (not an exaggeration), they set us up with a RealScout account and did leave most of the actual house searching to us. And it made sense, because it was practically a part time job! They definitely flagged some great houses for us to look at, but ultimately we had to figure out what we wanted in our next home for ourselves. We ended up looking at open houses every single weekend between the beginning of June and the middle of August, and in that time put in four offers with Bob & Kat's help. While a few of those were pretty unrealistic on our part due to the limits of what we could afford, they were always so encouraging of our desire to put in an offer and never made us feel like they were wasting their time.When we finally found our dream home after all those offers, it was all made possible due to Bob & Kat. Not only did they keep our morale up when we felt defeated, they also moved quickly to make sure that our final offer was accepted. We had expected to have to be very competitive on price, but imagine our surprise when Bob emailed us with a plan, asking him to trust him. Through his conversations with the listing agent, we were able to put in an early offer at a SIGNIFICANTLY lower price than we expected. It's allowed us to set aside that extra money to truly create the home of our dreams, much sooner than we could have ever thought. And, throughout every step of closing, they were available to help us navigate the process, give us fantastic recommendations for vendors during our move and preparation of our condo for rental, and still send us both birthday cards.We truly believe that we never would have been able to purchase this home if not for Bob & Kat. Their knowledge, dedication, and personal connections made this possible in a way that we never could have done on our own, or even with another agent. (Like we said, we went to a lot of open houses, and it's clear from meeting other agents that they are truly the best of the best!)We would absolutely recommend Bob & Kat to anyone searching for a home in the area, and absolutely plan to use them for any future real estate endeavors (we've also seen how they sell homes and it's equally as impressive!). Bob and Kat Bedbury changed our lives. My wife and I were searching for a home on and off over the course of three years. The "off" periods always followed a heart-breaking loss to a higher bid for a prospective property. It felt all but hopeless for us. Bob and Kat Bedbury were the perfect team to sell an out of area commercial/residential property we had been trying to sell for 10 years. They put their trained eyes on the situation and were able to present it to buyers with just the right lens. The selling package, including videos and pictures, was fantastic. Once we got them on board things moved very quickly and we had their personal attention throughout the entire process. This turned out to be a very complicated deal involving a failed "lease with option to buy" deal followed by a successful sale to another buyer. Bob and Kat have a laser focused eye for details and the patience of saints. They spent whatever time was necessary to help us understand each offer and to walk us through what the options and risks were on each decision. We relied completely on their knowledge and expertise that resulted in a sale for more money that we expected. This was a great experience and we would wholeheartedly recommend Bob and Kat.

I began the process very worried about not only being able to sell our condo but also on how we would find a single family home in this market.They did an incredible job preparing our condo to go on the market. We had multiple offers after only one weekend of open houses. While in contract we began the next phase of trying to find a house.
