Our broker Elaine was the best broker we have ever had (out of 5 or 6 different purchases/sales over the years). For instance, it was hard to sell the house without a new roof because it was 12 years old and Florida Ins. Companies are reluctant to insure a home with any roof > 12 years. Elaine got a roofer for us at a good price who was willing to do the job and take all his money out of the settlement proceeds. So we didn't have to put up a dime. Elaine did a number of other things. Trust me, you can't go wrong with her.
