I am always on the lookout for properties either for myself or for investment that need work, so I can renovate and customize them the way I want. I had not been very open to the idea of hiring a agent and them getting paid for something that I am savvy at and felt could do better than them, i.e. shortlisting and researching apartments that met my criteria, and eventually making offers. In the process of viewing apartments, I met several agents that I discussed my goal with, and any subsequent follow-up from them would mostly be confined to the subject property or some other property listed by them that did not even meet my criteria. I similarly met Kestas at one of his open houses. I was confident that my list of potential properties was exhaustive and I had covered most properties in my target areas and price range in Manhattan. So imagine my surprise when I get an email from him next day with a even bigger list of properties for me to consider. In addition to proactively making that effort he even provided some notes on most of them. It became evident that he really knew what he's talking about and genuinely cared about his client's requirements. I asked him to set up appointments to start viewing the properties one by one. Till that point I had believed that once I let the listing agent of a property know that I was on my own without a buyer's agent, they would get the seller to view my offer more favorably as they would be eligible to receive additional commission that would have otherwise gone to my agent. However, the aggressive starting offers that Kestas presented on my behalf were even better than any one that I could have imagined making on my own, and I ended up buying a great property at an unbelievable price. Incidently, when I had hinted to Kestas when I met him at his open house about the benefit to him of any potential offer from me, he immediately shot me down stating even if I were to use him as a dual agent, his loyalty would primarily be with the seller and I would not get any advantage over competing or better offers. I see Kestas as a rare person in this field who has integrity, is hard-working and is very customer-focussed. I definitely recommend him to anyone who is looking for these qualities and more in an agent when selling or buying in Manhattan.
