This is the second time that we have worked with Andy and Britnee to purchase a replacement property for a 1031 exchange. The time frame for naming a replacement property is only 45 days, so it makes the process a bit nerve wracking, especially in such a crazy market. His team is extremely knowledgeable and well connected, so was able to refer us to the right lenders, exchange companies, contractors, roofers, etc. He understood our needs and helped us to narrow down the kind of property that would be a good fit. We were able to have an accepted offer, after only making two. He also went above and beyond by making sure that necessary repairs were made to the roof, by the Seller, prior to the close of escrow. Andy is an exemplary agent. He is smart and a pleasure to work with. We just sold my house for 50.2% over asking. Even in the Bay Area market that is exceptional. He is numerate, organized and patient. He also has great knowledge of his market and the experience to inform his choices. 1. Professionalism and Communication: He was easy to reach, clear in his explanations, and prompt in his responses. He encouraged open communication throughout the process to manage expectations. He is honest and transparent about costs and scheduling. 2. Market Knowledge: He has a deep understanding of the East Bay markets and what's going on within the industry. He worked in corporate real estate before he became an agent, and assisted in construction as a youngster. Expert level stuff. I relied on this knowledge of seasonal timing, and his expectations of buyer interest. And he was spot on with his assessments. 3. Marketing Strategies: The website for the house came out beautifully. And friends and family observing the process alongside me were impressed with the marketing of the listing. The adjustments he made to the property were tastefully done. 4. Negotiation and Acceptance Process: His presentation of the offers were diligent. We had 18 offers for the house, and he pared them down to the four most eligible ones. The background and context for the four were thorough. And his insight to offers and counters helped a great deal. Before our meeting to discuss the offers he had clearly gathered and parsed a lot of information from each buyer. 5. Guidance Through the Process: He has a lot of experience. And he is patient with his knowledge. I was looking for specific information and he understood that. He could go into as much detail as I needed. To Sum Up: I'll be frank with you: I didn't know what the virtue of getting a real estate agent was. This is the first house I've ever sold. And I've never really enjoyed the company real estate agents I've met. They all seem a bit shark like. I'd considered getting my own license just to forgo the costs. But there is no chance I would have gotten such great results had I done that. The work that a really capable agent does, like Andy, is a lot and impressive. I do not regret a single penny of his commission, and expect to add a bonus voluntarily. He is great and capable real estate agent, and if I plan to return to the neighborhood on the buyers side - which is a possibility - I will call on him again. Great work.
