When we decided to sell our longtime family home in Berkeley's Thousand Oaks neighborhood, we interviewed several agents. Most of them arrived with comps and a suggested price. Megan Micco arrived with a strategic plan. We thought we had already come to a decision on another realtor but after meeting with her, we were blown away. After our first meeting in the summer of 2025, she followed up with a clear written summary, references we could easily reach, and a detailed proposal for preparing our home for market. By the time she walked us through the full remodeling and project plan that September, the decision was easy. We chose her because we were confident in her attention to detail and preparation, but also because of her empathy. She proposed a renovation, scoped and budgeted. She identified elements that would be especially important due to either structural requirements or market preferences. Each improvement she recommended had a specific reason. She gathered and compared multiple contractor bids so we could see exactly where our money was going, line by line. She recommended an interior designer to lead the design and source materials, and a general contractor to do the work, then managed both. She also brought in structural engineers to assess the foundation and a licensed electrician for the wiring. Before committing to the full remodel, she helped us test the market. We first brought the house to market in as-is condition at a transparent price to gauge demand. After weighing the early response, we decided, with her guidance, to invest in the home and renovate it to maximize our return. That turned out to be the best decision we made. Megan had identified two especially important issues. First, the house still had original knob-and-tube wiring, which is an insurability problem for buyers of older Berkeley homes. We replaced it with modern wiring and upgrades throughout the house, which were fully permitted by the City on time. Second, Megan guided us to BESO compliance, Berkeley's energy ordinance that applies at the point of sale, by recommending we install a heat pump and a heat pump water heater. Megan secured the final permits and helped us file the paperwork so the home was fully compliant before it was listed, leaving nothing for a buyer to worry about. None of this is simple in Berkeley, where the permitting process is notoriously slow and complicated. Megan navigated all of it, kept the trades moving, and sent us weekly updates the entire way, so we always knew where things stood. From the first interview to the final signature, Megan and her team expertly managed the entire process. The result was astounding! Our home sold for 70 percent over the list price, and we are still amazed. If you are selling in Berkeley, do yourself a favor and hire Megan and her team! We are happy to be a reference for her and we recommend her without any hesitation. She earned every bit of our trust.

When we found ourselves needing to move quickly, Megan was exactly the agent we hoped to find. Wed known Megan socially, but when time became urgent, she shifted into a highly effective, professional partner. From the start, she took the time to understand our timeline, budget, and priorities, and then moved with purpose. We came across a Thousand Oaks property we thought would meet our needs, and Megan quickly coordinated a thorough structural engineering review so we could evaluate critical issues before committing. She balanced speed with careful due diligence, making sure we had all the necessary information to make informed decisions. Her communication was calm and consistent during a stressful period; she kept us informed of next steps, options, and risks without adding pressure. Perhaps most impressively, Megan advocated for us while we were out of town on a family cruise to Alaska. She crafted and submitted our offer with clarity and credibility; although we were not the highest bidder, Megans reputation and attention to detail led to our offer being accepted. She negotiated effectively on our behalf, coordinated inspections and timelines, and made sure closing milestones happened on schedule. Megans combination of compassion, market expertise, and operational rigor turned what could have been a chaotic process into a manageable, even reassuring experience. She understands both the human and technical sides of real estate aEUR" supporting clients emotionally while delivering the logistical follow-through that actually gets deals done. We recommend Megan without reservation for anyone who needs responsive, skilled representation in the Berkeley real estate market.

Megan is the North Berkeley house whisperer, and we still cannot believe how quickly our dream became a reality. We found her online and were immediately drawn to the architecturally interesting, historic homes she specializes in. After one introductory conversation and a single weekend tour, we found a house that genuinely touched our hearts: a beautifully updated Craftsman filled with wood, stunning hardscaping and landscaping, and views of the bay, nestled in the North Berkeley foothills near parks and the farmers market. Three bedrooms, two and a half baths. Everything we had been hoping for. There was just one complication. A dispute with a neighbor made us uncertain about moving forward. When we raised it with Megan, she didn't flinch. She mentioned knowing the neighbor, a fellow dog owner she saw regularly on her neighborhood walks. She said she'd bring it up the next time their paths crossed. She did exactly that, and the conversation gave us the neighbor's contact information and the context we needed to feel resolved. That's not something an agent from outside the neighborhood could have offered. Megan moved fast. She put together our offer on a Sunday and submitted it during the open house. By 6pm, just before we sat down to host our weekly dinner with friends, we got the call. Our dream of owning a historic home in the North Berkeley foothills, with a garden where we could sink our hands into the soil with our children, was real. Megan is opportunity-driven, tenacious, and heart-led. You need her in your corner!

Megan Micco and her team made selling my longtime Berkeley home a smooth, thoughtful, and well-managed experience. I first met Megan at a neighborhood gathering she hosted for another listing, where her warmth, attention to detail, and genuine commitment to the community stood out. When it came time to sell my home of more than 40 years, I wanted someone who understood both the local real estate market and the personal significance of selling a home filled with memories. Megan brought deep knowledge, excellent communication, and a highly organized team to every stage of the process. I was particularly impressed by Megan's understanding of architectural history and preservation, as well as home electrification and energy efficiency. She appreciated the importance of preserving my home's historic character while recommending practical improvements for today's buyers. For example, she advised me to install a heat pump water heater to meet Berkeley's energy-efficiency requirements. Her team coordinated property improvements and preparation for sale, kept me informed, listened carefully to my concerns, and respected the architectural details that made my home special. Most importantly, Megan helped find a buyer who genuinely appreciated the property's unique character. She understands that selling a longtime home is about more than the financial result. It's also about trust, personal attention, and feeling supported through an important life transition. I'm grateful for the care and expertise Megan and her team brought to the process and would enthusiastically recommend her to anyone selling a home in Berkeley.

Megan came to us via referral from a friend and we couldn't have been luckier she was available to take us on as clients. We are first-time homebuyers, so it was really important to us that we had a partner who would guide us through the buying process step-by-step. We worried that as first-time buyers we'd be completely overwhelmed and unable to navigate the process - Megan was our guide at each step, taking the time to flag key details in every disclosure and encouraging us to ask questions throughout. Though Berkeley is her expertise (and we looked at plenty of homes in Berkeley/Kensington with her help), when we ultimately decided to put in an offer on a home in Upper Rockridge, Megan crafted an offer that the sellers couldn't refuse. In the end, we worked with her for ~7 weeks and closed on the first house we put an offer on - guess she's just that good!
