I really scoured the reviews when looking for an agent to sell my condo in Santa Monica. Im glad I found Michael Edlen and Im thrilled to talk about the experience. I interviewed a couple of very interesting agents, however Michael had a team working with him. After seeing how long it took other agents to return my calls, I figured maybe a team approach is the right way to go. Ill give some dates so you have a perspective of how long the entire process took. April 16th - interviewed agentsApril 18th - decided to list with EdlenApril 25th - had painters bidding on a new paint jobMay 13th - open HouseMay 14th - offer over AskingJuly 16th - closedChristina helped me get the place ready and staged for the open house. She also was my photographer and ad designer. Andrea hosted my open houses and inspections.Michael called me the very first day after negotiating an over asking offer. Monica and Tati handled my escrow and signing papers. There were a few issues that popped up and were dealt with, however the team made things super easy on me and I really appreciated it. I was concerned that it seemed like my property was the most inexpensive of all the homes Edlen was currently selling. I was concerned they werent Santa Monica experts, I was concerned how long it would take. In the end, none of it mattered, as they did everything they said they would and then some. If you hire Michael Edlen, Coldwell Banker, you should feel very comfortable with their process, I know I did. They are good, honest, hardworking people who care.

They did it! Michael and Christina and Tatiana hit it out of the ballpark. I came to Michael two years before I decided to sell my home. He interviewed me about what my goals were and thoughtfully crunched the numbers and consulted with his team. Then, he counseled me against it! Two years later the time was right. Not only did they expertly navigate a crazy escrow that included an international buyer and a Covid-19 Lockdown, they did it with humor and grace. On top of it, they found me my present home before it went onto the market and swiftly guided me through the process and helped with inspections and retrofitting so I could settle in just as the Stay-At-Home orders took effect. Id like to mention one more thing that really impressed me. They actually answer calls! Moves and real estate sales/purchases can be stressful. It was nice to navigate it with humans and not the stand-in technology. I highly recommend them! I raise my glass! Cheers!

Michael Edlen has very extensive knowledge of the Pacific Palisades market with over 30 years of experience. He has an MBA (as do I) and took several meetings with us to patiently answer all our questions with data and examples of how he would handle different aspects of the real estate transaction. His experience/knowledge and time spent with us convinced us to work with him and his team. He advised us to get our house on the market in February (2018) because inventory was 33% below prior year. We worked with Christina Wagner, the Marketing Director, who evaluated our home, recommended how to stage it and recommended the various trades they work with to get it painted, landscaped, decluttered, etc. Our house looked gorgeous within a few weeks and we listed in February. All the publications and websites they said we would be advertised in were launched.We told Michael we needed no more than 90 days from list date to close because we had a contingency on a new house and he said he could make it happen and he did since we closed in May. He said he would work hard to get back-up buyers which he also did, and we felt covered throughout the contingency period. Michael also delivered on the sales price, which was 4% above what we expected. His other team members - Tatiana Weiss and Monica Miranda expertly handled all the legal documents, inspections and details to get to closing. Customer service by Michael and his team was excellent. Phone calls/emails were returned the same day. They communicated with each other so there was absolutely no confusion regardless of who we spoke with.Overall great experience! BRAVO!

We are so grateful for what Michael Edlen and Team have done for our family. They found us our forever home in Pacific Palisades 23 years ago before it even went on the market, thus avoiding a bidding war.
