I legit created this account just so I could review Josue! Omg we saw like four agents and my partner and I did not click with any of them! We talked to Josue and it was instant! Hes a dream! Lord bless him for showing us a gazillon homes - and for being patient enough to show us apartments. Obvs we decided on a home, because Josue was right, aEURoewhy pay rent when you can own a home!aEUR? The escrow was so hard, mainly because our lender couldnt get the job done, but we talked to Josue and Marty at Option One lending and we were only delayed by one week. Josues so awesome! I told him I loved knitting like randomly the first time we met, and as our closing gift he bought all these gorgeous reams of yarn and a knitted pillow with our names on it. Isnt that like the sweetest thing? Anyways, josue is our guy! We think hes a smart, got us a great deal, and found us the perfect home. Call him!!

With Josues assistance, upon purchasing our new property we had instant equity in our home. We purchased our home at over 100k UNDER its appraised value. Josue is a masterful negotiator and extremely competent. Thankfully, hes also patient and was professional in all communications as we had many, MANY questions. Further, we had some minor repairs needed in the home. He was able to schedule everything for us right at the close of escrow. My boyfriend and I are in the beginning stages of buying a home. Who would have thought there were SO MANY STEPS. Josue helped us with a buyers consultation 3 months ago - where we discussed the entire escrow process. We met with his recommended lender and realized we needed to put in some work in order to qualify at our desired purchase price. Josue checked in with us the entire time. He's been honest and accommodating while managing expectations. We're now preapproved and ready to submit our very first offers!! He's picked out the perfect homes for us, and despite COVID-19 I'm confident we'll be homeowners in the next month.

This review is long overdue! My mom and I were looking for an investment property in the Encino/Tarzana area. We wanted to find a home that needed minimal work, could be leased quickly, and would provide residual income for us. Josue was able to find us the perfect condo and facilitate a transaction when my mom was mostly out of the country. Once we were able to, he began to heavily market the unit and we had a new tenant in the home 2 weeks after our escrow closed!He was able to match us up with a reputable management company nearby and he continuously checks in with us! Once things get back to normal, were ready to make our 2nd investment purchase with him. We are happy to have josue on our side and I can see myself doing more transaction with him in the future!

I highly recommend working with Josue! As first time home-buyers we were extremely nervous about the process and also a little clueless. We didnt know about appraisals, contingency periods, multiple counters - theres so much to buying a house. Josue calmly reminded us that this our home would probably the biggest and most important purchase of our lives. Hes right and he was able to guide us through the process with calm and attention.
