My husband and I were in the market for a new home outside the city. We had a clear idea of what we wanted and especially what we didn't want. Needless to say, we were quite picky. Fortunately, we didn't have any time constraints. After months of fruitless open houses, we realized we needed help from a dedicated, experienced agent who knew the market inside and out.We found a house online we thought had great potential. It checked off most of the boxes on our list. Unfortunately, there were no open houses scheduled and the listing agent told us the sellers weren't entertaining private showings until after the holidays. Frustrated that we were missing an ideal opportunity, we decided to seek out a buyer's agent. Determined to see the house, we contacted agent after agent, but none could get us in. Ready to give up, an agent from BHHS, Ellen Friedman said she knew the listing agent and would make some calls. She asked about our present situation, needs, expectations and future goals. No one had ever taken the time to listen so carefully and get to know us as people the way Ellen did. We felt someone finally understood us. It was a such a relief when she offered to help. The next morning, she called to tell us she could get us in to see the house! Though we didn't end up making an offer, it was the start of a relationship that would last several years and included countless properties, listing sheets, floor plans, plot plans, private showings, calls to conservation commissions, developers, builders and architects. She was tenacious as she was tireless. The homes she showed us were closer to what we envisioned than any we'd seen before. She knew our preferences so well, and would prescreen homes for us with such a critical eye we knew we could always trust her judgement. She'd even make trips to prospective properties to check for any highway noise (a big NO for us)! One of the most important things she did for us was to coach us on what to do to be strong buyers in the eyes of the seller. This was critical in a seller's market where any contingency could sink a deal. She wisely recommended us to take out a HELOC on our current home to have cash on hand should we find something and had to act fast. And when the time came, her offer to purchase letters were beautifully written with subtle, thoughtful remarks that would appeal to any seller who took pride in their home. After a long search, we got word a property was coming on the market that nearly checked off every box on our list. The moment we saw it, we knew our search was over. We made an offer along with several others, all over asking. She prepared an offer letter that warmly expressed our sincere interest in the property and emphasized our financial merits as strong creditable buyers. We submitted the offer and waited. The next day Ellen called to congratulate us on our new home. And despite the other offers being higher, the seller chose us because she was flattered to learn, from Ellen's letter, that after looking at homes for years we had chosen hers.Ellen guided us through every step of the purchase process, the commitment letter, the home inspection, the negotiations, the walk-through, and the closing. We couldn't have found such a wonderful home without her.She is hands on, caring and thoughtful, amazingly resourceful, a great communicator, a woman of infinite patience and energy, who possesses a wealth of knowledge about the industry and the communities she serves. In addition to finding our dream home, one of the best things to come out this journey is our relationship with Ellen. She was more than our agent, she was our friend and stood with us long after any other agent would have given up. We are extremely grateful for all the hard work she did to get us where we are now. She goes above and beyond in all that she does (not to mention her delicious homemade toffee) Shes truly in a class of her own.
