Initially, as a prospective buyer, I reviewed the bios and experience of each realtor at Clardy Real Estate. I chose and reached out to a particular realtor due to extensive knowledge and experience. Amy, instead, contacted me stating the other realtor was very busy and could not take on another prospective buyer. I spoke with Amy several times in relation to what my family and I were looking for. She was very responsive. Coming from out of state, I sent a message to Amy at 4:47P the day before that we would be in the area, and we wanted to view five selected properties. At 4:54P Amy sent me a message stating two of the said properties were not available. The following day of the three properties remaining, we were able to view two as the other property declined the showing. One week later, we returned home and I receive an email from Zillow stating there will be an open house for one of the properties Amy told us was unavailable. Immediately, I contacted Amy to find out what had happened. She immediately replied that the property was not in her MLS, she would check to see if it was for sale by owner. I took it upon myself to research the listing. All of two minutes it took me to discover the property was for sale by owner. I am dismayed by the lack of transparency and thoroughness Amy had and has. I explained to her that we had limited time and we only wanted to see five properties. To me, if two properties populated as unavailable, it does not take much to input an address to see if it is a live listing... Amy replied, "...but that happens when there is limited time" Initially it took Amy seven minutes to tell me the property was unavailable. Had she had taken just a few more minutes she would have discovered it was a for sale by owner. Amy tried to circumvent the situation by stating "I simply didn't have time to dig deeper and look to see if those were fsbo homes" furthering with, "You're not taking into consideration the fact that I have to explain the commission payment with the owner, go to their house and get them to sign the commission compensation form prior to the showing" As a prospective buyer all of this explanation is irrelevant. Amy did not properly disclose WHY this property was unavailable. She lacks incredible thoroughness. I can only hope her experience with this particular situation leads her to becoming a refined and transparent realtor, and this is why Amy was not on my initial list of realtors to pursue at Clardy.
