Know your financial limits and work creatively within those limits to put together the strongest offer possible. Have money set aside for inspections and appraisal if needed.
Also, know your non-negotiables. If a certain feature is important, hold fast to it, but be willing to give a little on elements that don’t matter as much. If a particular school district is a must, don’t feel compelled to look elsewhere. Perhaps a tub in the primary bath is important—if there is a tub in a bath nearby, can you be flexible with that element? Knowing what you will and will not compromise on takes much of the angst out of buying.
Price your property appropriately. A well priced property (not too low and not too high) will be attractive to many buyers. Choose a realtor who will help you have an excellent understanding of the current value of your home, the homes around yours, and of the current market climate. An excellent selling agent has a plan to make selling your home for top market value as stress free as possible. From staging advice to negotiations to closing, sellers should feel confident, knowledgeable, and understand what to expect every step of the way.
