A cash buyer. I asked: How much cash you have to offer on this property he said $165k. So I submitted the offer both agents agreed on 5,000 more that will get to the $165k. Called the buyer to give the good news but it was not so good news for the buyer, he said I have $165k but this included the closing cost. I say we won this offer I am not calling the seller agent to back up we went back and forward for a couple of hours until my client decided to continue with the transaction and the end or a closing he really thanks me for not allowing him to lose the house and he is very happy with the purchase.
