ZillowVERIFIED Harveen Bhatla and William Usab, Jr. were retained by my wife and I as our real estate agents for the sale of our Princeton Junction, NJ home. Believe me when I say, without exaggeration, "Nobody Does It Better!!" Not only are they unsurpassed as real estate agents, they are also two of the best people that you'll ever meet. We contacted them in 2023, but decided that we weren't quite ready to sell our house. There was no pressure whatsoever about putting it on the market then. A year later, we were ready to go. We had many conversations with Bill about the market and asking price and Harveen came over several times to see what else we had done to get the house ready to sell. Harveen has a sense of what might better the look of the house and did she ever deliver! Harveen and her team staged every aspect of our house, sometimes leaving rooms intact. Harveen has trailers full of furniture. Unlike most realtors who hire someone to stage a house, Harveen guides the team herself, at no extra charge. They were in our house for more than two days until they got it right, from the couches, chairs, end tables, table lamps, mirrors, wall art, rugs, decorative art and plants. They hired a professional photographer that just killed it. The interior shots were stellar and the drone footage was great. The photos were a rave and we drew a large audience of home buyers. After less than a week of appointments and showings, Harveen sent emails to all that had visited our house, asking for "best and final offers." We were pleased when they told us of the highest offer, which we accepted. Bill is an aeronautical engineer and has a command of all financial details and procedures, including closings. All I had to do was call Bill anytime that we needed help and he would offer assistance with problems large and small. My favorite was on the day before the walk-through. I was unscrewing the screws that held a pedestal to the table. It required an unusual bit for the drill. I thought I had a pretty good drill, but it failed after removing 3-4 screws. So, I called Bill. "Bill, I got this problem." "Maybe I can help," said Bill. I explained the problem. Bill, says, "I'll be right over and bring my drill." Now, show me another realtor that would do what this team does, over and over for their clients. The screws came out and the rest is history. Bill could see that we had a long night ahead of us and offered to bring us pizza. Talk to Harveen and Bill, you'll be glad you did!

Kim helped us find and obtain a contract on a house in PA as well as assist in the sale of our house in NJ, all within about 2 months. At the end of the interview process we ended up not with just a realtor, but a pair. I have to say a wonderful husband and wife combo realtor group - Dr. William Usab and Harveen Bhatla. Bill, a former professor, was the mastermind behind the numbers and the analysis. Harveen was the creative director who can make any house look great. Bill gave us great guidance regarding the price and the analytics. Harveen, did a complete review of the entire house and identified everything that needs to be done to get the house ready for a sale. Our house went through all the recommended changes. Harveen got all the right folks involved to make the necessary improvements and they were all completed in record time. We also removed furniture that did not belong to the house in this era. Harveen and Bill, brought in a number of furniture and display items to fill all the missing pieces. They did a fabulous job with the video and photography. We were totally disappointed and after several discussions, she handed it over to another agent. But that too was a waste of time. Due to some personal reasons, we had to relocate to another state in August 2019 and needed an agent who could take care of our house in our absence and sell it at the right price. We again reviewed the portfolio of other realtors and decided to speak to Harveen and Bill. After a couple of discussions, we realized that they were the kind of realtors we needed. As we moved out, they staged our house beautifully, organized open houses and managed all the showings. They came to the house and got it ready for every single showing. But due to slow market conditions, we only received a couple of low offers. We accepted one of those, but it fell through as the buyer changed his mind. However, Harveen and her team kept the moral high and next weekend, staged for another open house and received an even higher offer! Our second buyer had issues with the mortgage at the last minute and that deal also fell through, which left us very disappointed. But Harveen was always motivated and in a week, we received another offer at the asking price! Again another inspection was done and repairs were requested, which Harveen and Bill took care of as if it was their own house. Finally, the closing was done in April 2020. But what was amazing was that while we lived comfortably 1000+ miles away, Harveen & Bill managed the entire process for us, from staging, to showings, to contract negotiations, to handling inspection issues like closing building permits, electrical & plumbing repairs, fire inspections and all issues pertaining to the sale of our house. Needless to say, over this time, our relationship turned from transaction to family friends. I cannot thank Harveen & Bill enough and I highly recommend the Bhatla-Usab team to anyone who wants to sell their house!
